Requirements
  • EPA Section 608 Certification is required; Universal certification is preferred.
  • At least 3 years of hands-on HVAC maintenance experience is required, ideally in multifamily or student housing.
  • Strong diagnostic and repair skills across residential HVAC systems are required, including the ability to read schematics and troubleshoot electrical and mechanical components.
  • Working knowledge of plumbing, electrical, and appliance repair is required to support general maintenance.
  • Experience leading, training, or mentoring other technicians, or clear readiness to step into a lead role, is required.
  • Comfort with property management and work-order software and basic digital reporting is required.
  • Ability to lift at least 50 pounds, work on ladders and rooftops, and perform physical repair work in varied conditions is required.
  • A valid driver's license and reliable transportation for on-call response are required.
Responsibilities
  • Diagnose, repair, and maintain split systems, heat pumps, PTAC units, mini-splits, condensers, air handlers, thermostats, and related HVAC controls across the community.
  • Handle refrigerant recovery, charging, and leak detection in compliance with EPA regulations.
  • Build and run the seasonal preventive-maintenance program, including filter changes, coil cleanings, condensate-line service, system inspections, and pre-summer readiness checks.
  • Serve as the team's technical resource by mentoring and training technicians on HVAC diagnostics and repair best practices.
  • Complete and oversee general make-readies and the summer turn so the building is move-in ready for August.
  • Support plumbing, electrical, appliance, and general repairs, and determine when a licensed vendor is needed.
  • Keep common areas, mechanical rooms, the pool equipment area, and building systems in safe, working condition.
  • Prioritize, assign, and close out work orders in the property management system while maintaining fast response times.
  • Help schedule the maintenance team's daily workflow and lead by example on quality and professionalism.
  • Coordinate with the Community Manager on turn timelines, capital needs, and larger repairs.
  • Follow safety protocols, EPA and refrigerant-handling requirements, and Occupational Safety and Health Administration standards.
  • Keep Safety Data Sheets and equipment logs current.
  • Enter occupied units professionally and in compliance with Fair Housing and North Carolina landlord-tenant requirements.
  • Participate in the on-call rotation and respond to after-hours HVAC and maintenance emergencies.
Desired Qualifications
  • HVAC Universal certification and/or North American Technician Excellence certification.
  • Multifamily or student housing turn experience, including full-building make-readies against a deadline.
  • Familiarity with pool-equipment maintenance and Certified Pool Operator certification, or willingness to obtain it.
  • Familiarity with the Greenville and East Carolina University market.
