- Ability to operate general office equipment and motorized vehicles.
- Ability to use maintenance tools, supplies, and equipment, including hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice-removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment.
- Ability to handle chemicals and general cleaning supplies.
- Ability to transport up to 60 pounds and work in restricted spaces or at heights exceeding 8–9 feet.
- Ability to stand, walk, stoop, kneel, crouch, crawl, and climb stairs and ladders.
- Valid driver’s license and automobile insurance.
- Type I and Type II technician certification from an Environmental Protection Agency-approved technician certification program.
- Valid asbestos abatement certification where applicable.
- Other licenses and certifications required by the community or applicable jurisdictions.
- Lift certification within six months of the hire date.
- Diagnose problems and make maintenance repairs to maintain the physical condition of the community according to operating and safety standards.
- Maintain, diagnose, repair, and replace residential and commercial heating, ventilation, and air-conditioning systems.
- Maintain, diagnose, repair, and replace plumbing fixtures and supply and drain lines, including replacing water heaters.
- Maintain, diagnose, repair, and replace electrical fixtures, receptacles, switches, devices, wiring, and low-voltage systems.
- Maintain, diagnose, repair, and replace household appliances.
- Maintain, repair, and replace cabinetry, doors, molding, framing, flooring, and tile.
- Repair and replace drywall and sand it to a paintable finish.
- Apply finishes to wood, drywall, metal, and masonry.
- Maintain, repair, and replace rubber and shingle roofs, gutters, drainage systems, soffits, fascia, windows, doors, and cladding.
- Maintain and diagnose basic issues with pools, spas, elevators, and fire detection and protection systems.
- Use RealPage, Excel, Word, Outlook, and the internet.
- Read and understand blueprints.
- Oversee maintenance staff when the Maintenance Manager or Supervisor is not on site.
- Perform all tasks required of Maintenance Technicians I and II.
- Complete assigned service requests and repairs according to company operating and equipment and supply standards.
- Assist with organizing and prioritizing service requests and general maintenance tasks.
- Ensure vacant apartments are rent-ready and perform turnkey work as required.
- Assist with staff work schedules, preventive maintenance schedules, maintenance budgets, and inventory of supplies and tools.
- Inspect community grounds and buildings daily to identify maintenance needs.
- Respond to resident requests, minimize or resolve problems and complaints, and follow up to ensure issues are resolved.
- Apply company policies and procedures, operating standards, and safety standards.
- Train on-site staff and promote safe work practices.
- Ensure compliance with federal, state, and local laws, including Fair Housing regulations.
- Assist with supervising other associates and outside contractors.
- Participate in the emergency on-call rotation.
- Perform Maintenance Technician I and II work when requested.
- A high school diploma or equivalent GED is preferred.

Morris, Trematore of M&T Realty stepped in to give 130-year-old business new lease on life in LyndhurstJack Morris, famed New Jersey entrepreneur, developer, state cheerleader and foodie, was surprised one day early last week when he read that Alleva Dairy, the oldest cheese shop in Little Italy in New York City, was getting ready to close its doors after 130 years of service.Alleva Dairy, which had survived the Great Depression and two World Wars, had been done in by the economic slowdown caused by COVID.Morris, the CEO of Edgewood Properties, among other ventures, didn’t want to see that happen — so, he made two calls.The first was to Brian Trematore, the “T” in M&T Realty, a real estate firm they co-founded years ago. Morris wanted to see if they had commercial property that could handle the world-famous store and if Trematore was up for the challenge of saving the store. They did, and he was.He then called Karen King, who had bought Alleva Dairy in 2014.Morris just called her on the phone.“She was surprised; I can tell you that,” a spokesperson for Morris said. “But that’s what happened, Jack just called her up and asked if she wanted to move the store to New Jersey. And, of course, she did. It was as simple as that.”Morris and Trematore did not want to discuss the situation publicly, but their spokesperson picked up the details from there.King toured a few locations that were available in North Jersey, eventually settling on an approximately 4,000-square-foot location at 9 Polito Ave
A fleet of 10 zero-emission electric bicycles was donated to the Atlantic City Police Department on Monday, thanks to a gift primarily from Ocean Wind 1.The bikes, which will be incorporated into policing activities, were unveiled by Police Chief James Sarkos.Maddy Urbish, head of government affairs and market strategy for Ørsted in New Jersey, said the company was thrilled to be able to make an impact.“We salute the work of the members of the Atlantic City Police Department, and we are so pleased to present these e-bikes to introduce a clean energy concept that helps power the officers’ important work in the community,” she said. “Some of the best and most effective initiatives start the way this one did — through partnerships and creative approaches to getting the job done.”Ørsted and Public Service Enterprise Group are building Ocean Wind 1, the state’s first offshore wind farm, off the southern coast of New Jersey.
