Requirements
  • A high school diploma or equivalent is required.
  • At least four years of relevant experience is required.
  • Ability to communicate effectively in oral and written form.

  • Ability to maintain effective interpersonal relationships.

Responsibilities
  • Provide general facility maintenance services and operations, including plumbing, carpentry, painting and plastering, electrical maintenance, heating, ventilation and air-conditioning maintenance, housekeeping, and landscape and grounds maintenance.
  • Resolve complex maintenance questions and problems.
  • Ensure that all systems are operational and inspected according to accepted standards.
  • Direct and support technical support staff.
  • Ensure compliance with federal, state, and local safety and environmental laws and regulations.
  • Develop and implement preventive maintenance and repair programs and procedures.
  • Provide direction, training, and guidance to less experienced staff.
  • Respond to service requests, including hot calls, cold calls, and odor complaints.
  • Inspect water and life safety systems and respond to fire-system and emergency calls.
  • Repair or replace ballasts, switches, motors, controls, lighting fixtures, and related components.
  • Operate heating and cooling systems, pumps, and related equipment.
  • Repair or replace switches, thermostats, humidistats, and other equipment components.
  • Check and operate fire pumps and generators.
  • Perform preventive maintenance on assigned equipment according to established procedures and frequencies.
  • Perform minor plumbing repairs, repair leaks, repair or replace plumbing fixtures, and perform minor soldering and brazing.
  • Maintain work progress using an assigned helper when another team member is absent.
  • Apply chemicals to air-handler-unit coils and prepare the area to prevent exterior water leakage.
  • Operate pressure-cleaning equipment according to assigned procedures.
  • Lubricate non-sealed bearings and replace or clean filters.
  • Keep daily logs of major components up to date.
  • Cycle and test emergency generators.
  • Clean and paint equipment.
  • Unstop drains and check boilers and water, gas, and sewer lines.
  • Contact the appropriate foreman when work exceeds the mechanic’s capability and assist with completing the work.
  • Follow safety instructions and use assigned personal protective equipment.
  • Adhere to University and unit-level policies and procedures and safeguard University assets.
