Requirements
  • Ability to create detailed project plans, timelines, and schedules with attention to delivery lead times, logistics, and key milestones.
  • Expertise in understanding and managing contracts, including negotiation, compliance, and scope changes.
  • Ability to assist with early project initiation by developing early budgets and schedules, coordinating internal and external design teams, developing detailed scopes from client feedback, coordinating with the preconstruction team on market pricing, and communicating requirements through proactive follow-up.
  • Ability to prepare meeting materials and accurate minutes, run project meetings with organized agendas and clear presentation materials, lead discussions, and assign tasks and deliverables to attendees.
  • Ability to track, forecast, and update project budgets; communicate changes; control expenditures; negotiate and create change orders; and complete contract budget modifications and change orders.
  • Ability to articulate thoughts and ideas clearly and effectively in appropriate written form to internal and external audiences.
  • Proficiency with Microsoft Office Suite, especially Excel and PowerPoint.
  • Full understanding of applicable entitlement and zoning processes in the relevant jurisdiction.
  • Vast knowledge of construction trades, including scope, time frames, field execution, and typical missed-scope exposures.
  • Ability to understand MEPS systems and components and scope and analyze MEPS bids.
  • Minimum 5 to 10 years of field experience as a Project Manager with an established construction firm.
  • Solid conceptual estimating experience.
  • OSHA 30 and New York City 4-hour Scaffold Training.
Responsibilities
  • Develop project objectives and plans, set performance requirements, and select project participants.
  • Oversee construction projects through every phase, from conceptual design through completion.
  • Perform preconstruction tasks, including reading plans and specifications, developing scope sheets, and assisting with leveling interviews and contractor qualifications.
  • Assist the project executive with early budgets and schedules, manage project budgets, track team expenses, and minimize project exposure and risk.
  • Process and manage contracts and change orders, assist with contract negotiations, and deliver project-specific financial reporting at scheduled intervals.
  • Process requests for information, shop drawings, submittals, and payment requisitions, including demand payments, while maintaining budgetary compliance.
  • Understand RXR insurance requirements and assist the project executive with legal and external insurance managers on insurance-term negotiations and waivers.
  • Prepare site-specific Health and Safety Plans, follow RXR safety requirements, inspect jobsites for deficiencies, ensure corrections, and address issues with subcontractors and laborers.
  • Track permit requirements and coordinate with expeditors to complete filings and follow up as needed.
  • Develop communication mechanisms and working relationships among project participants.
  • Coordinate external stakeholders, including architects, consultants, contractors, subcontractors, and laborers.
  • Liaise with internal stakeholders, including Property Management, the RXR Leasing Team, Asset Management, and RXR Development Services.
  • Monitor construction progress and hold regular status meetings with subcontractors.
  • Ensure project documents are complete and accurate.
  • Act as a key link with clients and review deliverables before client presentation.
Desired Qualifications
  • Familiarity with construction management software such as Procore and Bluebeam.
  • A preferred Bachelor's degree in Engineering or Construction Management.

Energize, Suffolk Technologies, Liquid 2 Ventures, RXR and WEX also participated. Founded in 2019, Handle consolidates and automates payment tracking, invoicing and lien management for construction firms. Trayd raises $17M to automate union payroll for construction contractors

Trayd, a construction tech startup specialising in union payroll software, has raised $17 million in funding led by Y Combinator, Suffolk Technologies and RXR. The company's software automates payroll, HR, compliance and labour cost tracking for specialty contractors working with unionised labour.
