Requirements
- Proven experience managing large-scale construction projects from inception to completion.
- Strong leadership and organisational skills with the ability to manage teams and subcontractors.
- Excellent understanding of project delivery processes including scheduling, cost control and quality management.
- Knowledge of health, safety and environmental legislation and best practice.
- Strong communication, negotiation and stakeholder management skills.
- A degree in Construction Management, Engineering, Architecture or a related discipline.
- Demonstrated experience in project management within a Tier 1 construction or engineering environment.
- Relevant health and safety certification, such as Safe Pass, CSCS, SMSTS or equivalent.
Responsibilities
- Take responsibility for the delivery of a large section of works and manage all aspects of the project or section in line with the Project Execution Plan and business strategy.
- Manage delivery, safety, environmental performance, quality, and profit and loss.
- Maintain working relationships with the client, client representatives, and project stakeholders.
- Manage senior-level relationships with the project supply chain.
- Assist with or lead responses to Legacy or post-Grenfell claims and manage associated resolution activities.
- Review correspondence, reports, construction drawings, specifications, regulations, and contractual obligations to identify issues and develop practical solutions.
- Compare original construction drawings and specifications with the constructed work, identify differences, understand their causes, and determine resolutions.
- Identify problems, develop answers, and create resolution road maps.
- Apply knowledge of contract liability and responsibility, the Building Safety Act, façade construction, fire safety, and ADB requirements.
- Plan, sequence, programme, and manage construction work with Site Manager assistance as required.
- Prepare programmes, method statements, preliminaries, and submission documents.
- Chair start-up and internal meetings.
- Prepare procurement strategies with the Quantity Surveyor and prequalify key supply-chain members for early awards.
- Prepare and manage the preliminary risk register throughout the project.
- Prepare and track preliminary procurement schedules with the Senior Quantity Surveyor.
- Ensure the Health, Safety and Environmental plan and project resources reflect the project scope and programme, including temporary works.
- Agree site layout and logistics and organise their implementation.
- Advise statutory authorities and key stakeholders of the site start date.
- Agree the employee resource plan with the Regional Director.
- Set the design strategy, including Building Information Modelling, DRM, and the scope of novated services where applicable.
- Manage consultant and subcontractor design through others, including delivery of the Building Information Modelling strategy.
- Manage subcontractors, including progress and pre-order meetings.
- Manage employee resources and provide site cover during annual leave or training.
- Manage information requests, movement, storage, and accessibility.
- Chair internal team meetings and attend or chair subcontractor meetings.
- Attend client and design team meetings, provide updates, and ensure comprehensive minutes are issued.
- Maintain a detailed understanding of the project critical paths.
- Manage information flow and required information schedules.
- Prepare contract reports, manage preliminaries in accordance with the Project Execution Plan, and prepare extension-of-time applications with the Senior Quantity Surveyor or Quantity Surveyor.
- Review constructability and identify execution methods that provide commercial or programme advantages.
- Monitor site progress against the programme, agree subcontractor programmes, and monitor progress with the Site Manager.
- Manage and control the operating budget and weekly or monthly progress reports for internal and external stakeholders.
- Implement the Quality Cycle through package owners.
- Drive all aspects of the Health, Safety, Environmental, Quality and Safety plan and its implementation, including the full Quality Programme.
- Present project status to Sisk management at monthly CVR and CRM meetings.
- Implement the Building Information Modelling strategy and oversee design management, including temporary works where appropriate.
- Manage the role of Builder under statutory compliance regulations.
- Obtain the Practical Completion Certificate.
- Lead the Performance and Development Process for project team members and promote development and continuous improvement.
- Ensure aftercare services are in place for the client.
- Ensure post-handover commissioning adjustments are completed.
- Support the Senior Quantity Surveyor in preparing loss-and-expense applications and providing information for final accounts.
- Complete the project data sheet and gather client references.
- Protect Sisk’s contractual position by maintaining satisfied client and design teams.
- Obtain the defects list and remedy items required to obtain the Certificate of Making Good Defects.
- Engage with the client in a timely manner.
Desired Qualifications
- Experience delivering projects in life sciences, data centres, infrastructure, or commercial construction.
- Understanding of digital project delivery tools including Building Information Modelling and project management software.
- Commercial awareness including contract law and cost management principles.
- Ability to lead continuous improvement initiatives and promote innovation.
- Professional membership or progress toward membership of a recognised body such as CIOB, Engineers Ireland, RICS, or ICE.
- A postgraduate qualification in project management or business management.
- Training in lean construction, digital project delivery, or sustainability practices.
