Requirements
  • Ability to negotiate contract agreements and exercise independent judgment in community advertising decisions.
  • Ability to stand and walk for four hours continuously or up to a full eight-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on uneven terrain; use hands to finger, handle, or feel; reach with hands and arms; talk and hear; and lift or move up to 25 pounds.
  • Bachelor's Degree is preferred.
  • Sales ability, computer skills, organizational skills, legal and business comprehension, customer service skills, financing skills, and construction knowledge are required.
  • Ability to mentor and coach sales assistants in the community.
  • Ability to follow company safety rules.
Responsibilities
  • Sell new homes for profit and provide excellent service to prospects and customers.
  • Promote home sales within the company and represent the company professionally, including through social marketing efforts.
  • Maintain the required sales performance level, including an average of two net sales per month, or three per month for a one-person sales office, for each successive quarter.
  • Achieve greater than a 90% Green Brick Mortgage capture rate and maintain a loss-to-sales ratio below 30%.
  • Self-generate 20% of sales traffic to model homes.
  • Maintain an effective sign campaign, including billboard signs, temporary road sign routes, and permanent signs, and check signs weekly for compliance.
  • Provide input and make advertising decisions as required by the sales manager.
  • Follow up on community internet and phone leads with one personal phone call and two email follow-ups.
  • Complete weekly traffic reports for each community and enter all prospects and Realtor registrations into the LASSO database.
  • Follow up with each buyer using the LASSO system.
  • Promote the company and its products through mailings and visits to professional companies and Realtors in the area.
  • List homes in the multiple listing service and maintain their accuracy according to company guidelines.
  • Submit contracts and required forms with complete and correct information and maintain buyer and prospect information in the LASSO database.
  • Immediately report revised contract changes to the sales manager and community construction manager.
  • Check loan status with the mortgage company and buyer and update loan-in-progress statuses for the sales coordinator.
  • Submit sales cancellations, speculative-sale contracts, and time-sensitive signed selection sheets to the corporate office within 24 hours.
  • Conduct weekly follow-up calls with every buyer and handle email, phone, and post-closing follow-up.
  • Schedule closing times with the mortgage company, title company, and customer and inform the corporate office of closing times.
  • Handle loans, customer problems and complaints, walkthroughs, and closing procedures for customers sold in the area.
  • Coordinate in-house walkthroughs before and through scheduled walkthrough dates for sales before closing.
  • Ensure buyers close on or before the contract date or when their home is ready.
  • Ensure model homes are open during established business hours.
  • Maintain the professional appearance of model homes, grounds, interiors, signs, and routes leading into the community.
  • Maintain closing packets in the sales office and present packets and house keys to homeowners after closing, once proof of closing and funding is received.
  • Maintain inventory of sales-office supplies.
  • Check houses under construction and report discrepancies to the corporate construction manager.
  • Maintain the appearance and security of finished and unoccupied homes within the community.
  • Attend and fully participate in periodic or ongoing training directed by the sales manager.
  • Compile quarterly market studies covering competitors' pricing, home sizes, special features, and available financing.
  • Recommend product-line changes based on documented customer needs.
  • Follow company safety rules.
Desired Qualifications
  • New home sales experience is preferred.
  • Mortgage and construction experience is a plus.
