Requirements
  • A high school diploma or equivalent is required.
  • At least 2 years of experience in building maintenance, facilities, or a related trade is required.
  • Working knowledge of electrical, plumbing, carpentry, heating, ventilation, and air conditioning, and general repair is required.
  • A valid Wisconsin driver’s license and reliable transportation are required, along with the ability to drive between communities.
  • Ability to read, interpret, and follow safety and regulatory guidelines is required.
  • Ability to prioritize tasks using strong organizational and time management skills is required.
  • Ability to demonstrate compassion and respect for seniors in a residential care environment is required.
Responsibilities
  • Ensure maintenance practices comply with Wisconsin DHS 83 regulations and community policies.
  • Maintain a safe and functional environment by identifying and promptly correcting hazards.
  • Participate in inspections and compliance audits and prepare required documentation.
  • Perform general repairs and upkeep in resident apartments or rooms, common areas, offices, and service areas, including plumbing, electrical, heating, ventilation and air conditioning, carpentry, and painting.
  • Prepare resident rooms for move-in readiness by ensuring cleanliness and functionality.
  • Oversee preventive maintenance schedules for equipment, building systems, and appliances.
  • Coordinate with vendors and contractors when outside services are required.
  • Maintain exterior grounds, including landscaping, snow removal, salting, and seasonal upkeep.
  • Ensure walkways, parking lots, and outdoor areas are safe and accessible year-round.
  • Serve as the on-call technician for urgent and emergency maintenance needs outside regular business hours.
  • Respond appropriately to emergencies such as power outages, water leaks, and equipment failures.
  • Prioritize maintenance requests based on urgency, safety, and resident needs.
  • Maintain accurate records of maintenance requests, repairs, and inspections.
  • Communicate with residents, families, and staff to ensure timely resolution of concerns.
  • Communicate with Maintenance Technicians and Directors across the company and assist with projects as needed.
  • Transport residents, staff, volunteers, and others to scheduled events.
  • Coordinate transportation services with appropriate staff members.
  • Assist residents in and out of the vehicle using proper safety procedures.
  • Operate a mechanical lift as required for residents who use wheelchairs.
  • Comply with traffic regulations and operate the vehicle safely and courteously.
  • Follow written and verbal protocols before leaving the community with residents.
  • Monitor and report necessary vehicle maintenance.
  • Inspect and maintain vehicle supplies and equipment.
  • Maintain vehicle logs as required.
  • Attend mandatory staff meetings and ongoing in-service opportunities.
  • Meet annual continuing-education requirements.
  • Read, understand, and follow all policies and procedures.
