Ingenia, Warburg aim to sign deal framework by Friday and more APAC real estate headlines.

Ingenia, Warburg aim to sign deal framework by Friday and more APAC real estate headlines. Takeover talks lead today's real estate headlines from around Asia Pacific as Australia's Ingenia Communities and US-based Warburg Pincus aim to agree to a process deed on a $1.5 billion bid by Friday. Also in the news, Korean data centre firm Elice slumps after a $151 million IPO and credit risk at Japan's SoftBank hits a four-year high. Australian land lease operator Ingenia Communities has granted US private equity firm Warburg Pincus comprehensive due diligence access while the two sides work to conclude negotiations of a process deed agreement on how the talks will proceed by 23 October. Media reports value Warburg's A$5.25 per security takeover proposal at A$2.1 billion ($1.5 billion). Warburg had required the deed by 19 October. Ingenia's board has not deemed the proposal superior to its planned acquisition of developer Peet, and a binding offer is not certain. Ingenia's securities closed on Tuesday up nearly 9.7 percent. Read more>> Shares of Seoul-based data centre infrastructure firm Elice fell as much as 33 percent in their Tuesday debut on KOSDAQ, South Korea's tech-focused stock market, after the company raised KRW 201 billion ($151.2 million) in an initial public offering. Elice priced its shares at the top of their marketed range, valuing the firm above KRW 1 trillion, and retail investors oversubscribed their tranche more than 400 times, but Bloomberg linked the slump to concern over the data centre sector's outlook. Read more>> Five-year credit default swaps on Japanese tech investor SoftBank, which track the cost of insuring its debt against default, rose to 432 basis points on Tuesday, their highest level since early November 2022, according to Bloomberg data. The swaps have widened by more than 30 basis points since crossing 400 a week earlier, a rise Bloomberg attributed to growing concern over SoftBank's AI-related funding and a potential large acquisition. Read more>> Japanese developer Daiwa House Industry said it has completed DP-Lab Kobe, a six-storey rental laboratory with 9,144 square metres (98,431 square feet) of floor space in the Kobe Biomedical Innovation Cluster, which it calls Japan's largest biomedical hub. The project is Daiwa's first rental lab in western Japan's Kansai region and offers up to 14 wet lab units of about 98 to 1,040 square metres, with the company saying high occupancy at Kobe's wet labs has left supply short. Read more>> German asset manager DWS has opened a liaison office in Jeonju, the southwestern South Korean city that is home to the National Pension Service, to deepen its long-standing relationship with the pension fund and complement its Seoul presence, the company said. DWS Asset Management Korea CEO Tae-Young Lee said NPS has been an important partner to the firm for decades, and the company said it will adopt Deutsche Asset Management as its new global brand in early November. Read more>> Hong Kong rail operator MTR Corporation is borrowing to commit at least HK$38.9 billion ($5 billion) to build lines serving the Northern Metropolis, a planned development zone near the Shenzhen border, Bloomberg reported. MTR will receive land in return under a funding model Bloomberg said has never been tested at this scale, in contrast to earlier projects where the government granted land around new stations or paid for the lines, and the company will wait years to learn whether the land covers the cost. Read more>> Singapore-listed Centurion Corporation has completed its A$45 million ($31.3 million) acquisition of a worker accommodation business and land in Karratha, a mining hub in Western Australia's Pilbara region, in a deal the company said marks its entry into key worker accommodation. The asset includes Velocity Village, with 186 beds across 93 rooms, and Velocity Motel & Bistro, with 135 single-occupancy rooms, and in April Centurion also agreed to buy a second Pilbara asset in South Hedland for A$28.6 million. Read more>> China's top 100 developers spent RMB 578.5 billion ($86.5 billion) on land in the first nine months of 2026, down 20.5 percent year on year, according to Beijing-based China Index Academy, with the decline widening by 2.7 percentage points after six months of narrowing. The researcher linked the slowdown to rules issued on 28 August that favour sales of completed homes on newly sold land by requiring developers to wait until a project's main structure tops out before presales, which it said lengthens developers' funding cycles.
