Harrison Street tops $6 billion in PPP assets with announcement of University of San Diego's first-ever public-private partnership to build $230 million Presidio Terrace Apartments.

Harrison Street tops $6 billion in PPP assets with announcement of University of San Diego's first-ever public-private partnership to build $230 million Presidio Terrace Apartments. The investment, in partnership with The Michaels Organization, represents Harrison Street's first transaction from its new, dedicated PPP strategy for a 700 bed on-campus purpose-built student housing development. CHICAGO, Sept. 15, 2026 (GLOBE NEWSWIRE) - Harrison Street Asset Management ("Harrison Street"), a leading alternative global investment management firm with $110 billion in assets under management across infrastructure, real estate and credit strategies, and The Michaels Organization ("Michaels") today announced a public-private partnership agreement ("PPP") with the University of San Diego ("USD") to build the Presidio Terrace Apartments, a planned new $230 million, 321-unit, 700-bed on-campus student housing development. The investment represents the first transaction completed through Harrison Street's dedicated public-private partnership strategy, as well as USD's first-ever PPP agreement. Including this transaction, Harrison Street has surpassed $6 billion in PPP assets under management, solidifying its position as a leading PPP solution provider to the higher education, healthcare and government sectors. Located on USD's campus between the University's academic center and a nearby retail corridor, Presidio Terrace will be the University's latest on-campus residential facility purpose-built for upperclassmen, graduate and professional students. The project is designed to provide students with a high-quality alternative to the limited supply of institutional-quality housing currently available to these populations both on and around campus. The development, which is expected to be completed in August 2029, is planned to also provide convenient access to USD's business, nursing, engineering and law schools. "Presidio Terrace is a strong example of how PPPs can help universities address critical infrastructure needs, creating a win-win situation for academic institutions, investors, and college communities," said Jim Hennessy, Head of PPP Business Development at Harrison Street. "We are pleased to partner with the University of San Diego and Michaels to deliver high-quality housing tailored to the specific needs of the University's students. Today, we are seeing more PPP activity than ever before, as more universities recognize that these structures allow them to focus on their core academic mission while conserving capital and transferring operational responsibilities to a private partner." The project is structured through a 99-year ground lease with USD and will benefit from a full real estate tax exemption as a University-affiliated facility. The property will be developed and operated by Michaels, with which Harrison Street has an extensive prior relationship and track record. Harrison Street, which is one of the largest owners of on-campus housing nationally, has been a long-term leader in the public-private partnership space, working with universities and other mission-driven institutions to develop and finance critical infrastructure while allowing those organizations to preserve capital for their core missions. The firm has secured partnerships with more than 20 other universities, including Northwestern University, Duquesne University, Duke University, Arizona State University, the University of Kentucky, and Missouri State University. Across its platform, Harrison Street has completed 64 PPP transactions, building deep experience structuring long-duration partnerships that align the interests of institutions, investors, developers and end users. Over 40% of Harrison Street's higher education PPP pipeline consists of opportunities with existing university partners considering their second or third PPP with the firm. Leveraging decades of experience investing across student housing and academic infrastructure, Harrison Street seeks opportunities that support the evolving needs of universities and institutional partners. The firm focuses on investments where private capital and operational expertise can help institutions address capital requirements, enhance infrastructure and adapt to changing enrollment and campus needs without diverting resources from their primary missions. "We've focused on real asset innovation since our founding in 2005. In 2018, we saw another pioneering opportunity to launch a PPP business to help universities modernize and expand essential infrastructure through well-structured public-private partnerships," said Christopher Merrill, Co-Founder & Global CEO of Harrison Street. "Presidio Terrace reflects the continued evolution of our investment capabilities in the higher education sector and builds on Harrison Street's long history of innovation and serving as a partner of choice for on-campus student housing and other mission-critical social infrastructure." The University of San Diego has experienced strong recent enrollment trends in recent years, with total enrollment increasing 13.2% since 2020, alongside significant growth in applications. In addition to its leading position as a PPP infrastructure investor, Harrison Street is an innovator in the student housing market more broadly, and one of the largest private owners of off campus student housing globally. Since inception, the firm's alternative real assets strategy has invested over $24 billion across 432 student housing properties, totaling more than 237,000 beds throughout North America and Europe. The Michaels Organization celebrates groundbreaking for The Lumberyard.

The Michaels Organization celebrates groundbreaking for The Lumberyard. Development Partners, City Officials Mark the Start of New $88 Million Amenity-Rich, Mixed-Use Development Coming to Former Site of Hibbert Lumberyard DAVIS, Calif., September 1, 2026 (Newswire.com) - Mayor Donna Neville and other City of Davis officials headlined a groundbreaking ceremony hosted today by The Michaels Organization and its development partners KUDA and JOIN for a new multifamily, mixed-use community, in the heart of downtown Davis. The $88 million development, branded "The Lumberyard," will rise on the former site of Hibbert's Lumberyard and Hardware Store at the intersection of G and 5th Streets, in downtown. "The Lumberyard Project, where families can live, work and shop all in one location, can ensure downtown Davis remains vibrant, economically strong and sustainable for generations to come," said Davis Mayor Donna Neville. "By encouraging private investment, we can bring new residents, customers and energy to the historic downtown while making efficient use of land in areas of the city that are already developed." The five-story mid-rise will offer 239 apartments along with a variety of high-end amenities and a dedicated public paseo along the railroad tracks. Additionally, five percent of the apartments will be set aside for households earning 50 percent or less of the Area Median Income. Amenities will include a state-of-the-art fitness center, co-working space, clubhouse, pool and spa, and a landscaped roof deck and sky-lounge on the 5th floor. Apartments will range from studios to four-bedrooms, with open layouts, high-end finishes, and energy-efficient appliances and lighting. "We are excited to bring this new housing and commercial space to this important site, where our future residents will be within walking distance of all that downtown has to offer," said Michael (Mick) Flannagan, Michaels' Chief Investment Officer. "It's an honor to work alongside the City of Davis and our development partners to create a vibrant, sustainable community that will serve the Davis community for years to come." The community's design pays tribute to the site's history as a lumberyard through features such as a sawtooth roof, corrugated metal, wood-inspired siding, and rustic red accents. The building will also feature solar panels and a wraparound roof deck. Additional sustainability features will include energy-efficient HVAC systems, low-flow plumbing fixtures, drought-tolerant or native landscaping, and smart technology controls in each apartment. The development is designed to achieve LEED certification. Along with Michaels, the development team includes Kyuden Urban Development America (KUDA) and Japan Overseas Infrastructure Investment Corporation for Transport & Urban Development (JOIN), general contractor Brown Construction, and BDE Architects. Michaels will serve as both property and asset manager. Construction is expected to be completed in 2028. Prioritizing our workforce with attainable housing.

Prioritizing its workforce with attainable housing. September 1, 2026 LOUMED is proud to announce a new partnership with The Michaels Organization to develop attainable housing solutions for its healthcare and education workforce. Louisville Medical and Education District is currently evaluating location options within the district to identify the ideal site for this initiative, marking a meaningful step forward in advancing the long-term vision of its community. Bringing 50 years of experience in affordable housing development, The Michaels Organization is a pioneer in creating attainable housing for workers earning between 80% and 120% of an area's median income. With approximately 75% of hospital employees falling into this category, this demographic represents essential workers who often earn too much to qualify for traditional housing subsidies yet still struggle to afford market-rate homes in the communities where they work. Addressing this "missing middle" is a priority for LOUMED. When healthcare professionals are priced out of local neighborhoods, they face longer commutes and increased daily stress. By providing attainable housing options, Louisville Medical and Education District can help reduce staff turnover, stabilize shifts and mitigate the premium costs associated with contract labor. Ultimately, keeping its workforce close to campus builds a stronger, more resilient healthcare system and ensures high-quality patient care, which are cornerstones of LOUMED. The Michaels Organization has a strong history of bringing these transformative projects to life through strategic partnerships. In New Orleans, the group partnered with LSU Health Sciences Center to build a 10-story community featuring 473 units. This $102 million investment provides economical housing for medical students and faculty near the medical campus. Similarly, they built Oliver Station in Camden, New Jersey, a three-story mixed-use community that successfully pairs 47 affordable apartments with a ground-floor medical practice operated by Virtua Health. This fall, The Michaels Organization will break ground on a new attainable housing community in partnership with Tampa General Hospital. Though Michaels is headquartered in New Jersey, the organization is known for becoming part of the communities where it builds. Michaels manages its properties directly rather than handing them off, supports local job creation during construction and operations, and invests in community resources and resident programs that keep its developments neighborhood assets for years to come. To learn more about its new partner, please visit The Michaels Organization online at TMO.com. Louisville Medical and Education District also want to hear from its community as Louisville Medical and Education District move forward, so Louisville Medical and Education District invite you to share your perspectives and ideas regarding this initiative by emailing Louisville Medical and Education District at [email protected].
