What believers are saying

  • Kitt's September 2026 platform claims 15% lower service charges and 90% faster fixes.
  • New York expansion and Raise partnership broaden distribution beyond London.
  • Clients like Oatly, Zayo, and Handshake prove demand for flexible, hospitality-led offices.

What critics are saying

  • Kitt still depends on landlord adoption; Eatos validates one deal, not market-wide traction.
  • Managed-office economics face execution risk if service-charge savings and two-day fixes miss targets.
  • If North American expansion stalls after the 2023 seed extension, Kitt remains a London niche.

What makes Kitt unique

  • Kitt blends leasing, design, and operations into one managed office product.
  • Its app centralizes bookings, services, and workplace control for occupiers.
  • The September 2026 Finsbury House rollout extends Kitt from suites to whole buildings.

Kitt launches office managing platform at London's Finsbury House.

Kitt launches office managing platform at London's Finsbury House. Office specialist Kitt has launched an AI-driven buildings operations platform at London's Finsbury House, to help landlords and managing agents operate whole-building office assets. The firm has partnered with the building's owner, Eatos Group Real Estate, to reposition and operate the 27,000 sq ft workspace at 23 Finsbury Circus. Eatos acquired the building for £9.5m on a 155-year deal in April. The partnership will see Kitt lease, manage and fully operate the building with a dedicated onsite hospitality team. Kitt said it was expanding its service offer by operating the whole-building office asset. It said the new platform would deliver a 15% reduction in service charge costs and cut maintenance resolution times by nearly 90%, from an industry average of 19 days to two. Steve Coulson, chief executive and co-founder of Kitt, said: "Kitt's new building operations platform is a game-changer for landlords, managing agents and occupiers. We've shown how managed models can drive rental growth and asset performance, and with building experience now critical for every occupier, our building operations platform can help landlords get more from their buildings whatever their leasing strategy. "A landlord can still contract with occupiers through a traditional lease while we layer the managed experience on top - preserving value and the transparent, valuation-friendly structure the investment market prefers. "For occupiers, it's simply a better product: an all-inclusive experience, with the flexibility to add services without the cost and complexity of managing them. Hospitality has always been in Kitt's DNA, and with Finsbury House that's exactly what we're bringing to running an entire building." Ofer Luzon, managing director at Eatos, said: "We're delighted to be working with Kitt to operate and reposition [23] Finsbury Circus, with a focus on delivering an elevated experience for our occupiers, improving retention and enhancing the overall value of the asset. We're excited to be refurbishing the building to deliver approximately 27,000 sq ft of hospitality-led office space in the heart of the City."
