Harrison Street eyes senior housing platform growth with PGIM hires. Harrison Street Asset Management is set to grow its healthcare real estate platform as senior housing investment opportunities abound. With $16 billion invested across 46,000 units, Harrison Street remains one of the largest private owners of senior housing in the U.S. and is looking to expand the business. Former PGIM Real Estate executive Jon Glass has joined the $110 billion firm along with two other hires, a move set to expand Harrison Street's ability to develop, refinance and sell assets and pursue value-add initiatives across its senior housing portfolio. Alongside Glass, senior associate Michael Corsini and senior associate Hardie Jackson have also joined the team from PGIM Real Estate. Glass will lead the team as managing director. He has been tasked with leading portfolio asset management, value creation initiatives and relationship management with operating partners and third-party property managers. Through these partnerships, he will guide property-level business plans and capital improvements. Glass will also work closely with Harrison Street's transactions team. The new hires bring experience managing institutional senior housing portfolios at a time when growth in the 80-plus population is spurring investment in the sector. That backdrop is also translating into more activity across Harrison Street's portfolio. Over the summer, Harrison Street announced it had closed or was in the process of closing 10 investments in new developments valued at more than $1.2 billion over the previous 18 months. To date, the firm has completed $7.3 billion in senior housing sales across 190 properties since inception. Late last year, Harrison Street formed a joint venture with Oakmont Senior Living and Blue Mountain Enterprises to acquire and develop a six-property senior housing portfolio across California, comprising five operating communities and one development slated for completion in 2027. The 669-unit portfolio includes hair salons, coffee and gelato bars, and movie theaters.

The investment, in partnership with The Michaels Organization, represents Harrison Street's first transaction from its new, dedicated PPP strategy for a 700 bed on-campus purpose-built student housing development. The investment represents the first transaction completed through Harrison Street's dedicated public-private partnership strategy, as well as USD's first-ever PPP agreement. Including this transaction, Harrison Street has surpassed $6 billion in PPP assets under management, solidifying its position as a leading PPP solution provider to the higher education, healthcare and government sectors. Located on USD's campus between the University's academic center and a nearby retail corridor, Presidio Terrace will be the University's latest on-campus residential facility purpose-built for upperclassmen, graduate and professional students. The project is designed to provide students with a high-quality alternative to the limited supply of institutional-quality housing currently available to these populations both on and around campus. The development, which is expected to be completed in August 2029, is planned to also provide convenient access to USD's business, nursing, engineering and law schools. "Presidio Terrace is a strong example of how PPPs can help universities address critical infrastructure needs, creating a win-win situation for academic institutions, investors, and college communities," said Jim Hennessy, Head of PPP Business Development at Harrison Street. "We are pleased to partner with the University of San Diego and Michaels to deliver high-quality housing tailored to the specific needs of the University's students. Across its platform, Harrison Street has completed 64 PPP transactions, building deep experience structuring long-duration partnerships that align the interests of institutions, investors, developers and end users. Over 40% of Harrison Street's higher education PPP pipeline consists of opportunities with existing university partners considering their second or third PPP with the firm. Leveraging decades of experience investing across student housing and academic infrastructure, Harrison Street seeks opportunities that support the evolving needs of universities and institutional partners. The firm focuses on investments where private capital and operational expertise can help institutions address capital requirements, enhance infrastructure and adapt to changing enrollment and campus needs without diverting resources from their primary missions. "We've focused on real asset innovation since our founding in 2005. In 2018, we saw another pioneering opportunity to launch a PPP business to help universities modernize and expand essential infrastructure through well-structured public-private partnerships," said Christopher Merrill, Co-Founder & Global CEO of Harrison Street. "Presidio Terrace reflects the continued evolution of our investment capabilities in the higher education sector and builds on Harrison Street's long history of innovation and serving as a partner of choice for on-campus student housing and other mission-critical social infrastructure."
