Requirements
  • Associate's degree (A.A.) or equivalent from two-year college or technical school and 3-5 years related experience and/or training; or equivalent combination of education and experience.
  • Valid Driver’s License and insurance is required.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of organization.
  • Mathematical skills including ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals; ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Reasoning ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Physical demands including ability to regularly lift and/or move 50-75 pounds and occasionally more than 100 pounds; ability to perform frequent standing, walking, bending, reaching etc.
  • Tool Requirement that employees supply their own tools and have a list obtainable within 60 days of employment.
Responsibilities
  • Set protocols and best practices and provide training to assigned Maintenance Technicians.
  • Document and develop quarterly status reports related to work completion and direction given.
  • Mentor, train, and document performance of the Maintenance Technicians.
  • Review site work orders, vacant unit turnover processing, and projects; set goals and follow up in order to ensure accountability.
  • Provide oversight and support for the Maintenance Technicians at assigned properties.
  • Recommend disciplinary action and training for underperformers.
  • Review existing policies and practices and provide process improvement recommendations.
  • Develop ongoing training and mentorship curriculum to enhance site-staff skills and competencies
  • Work with Community Manager to meet and exceed the needs of the property.
  • Maintain building by performing minor and routine painting, plumbing, construction, janitorial, and other related maintenance activities when required.
  • Ensure that all repairs are handled in a timely and appropriate manner.
  • Work with the Community Manager in managing all maintenance-related and capital improvement activities within an assigned property.
  • Initiate, perform, and assist maintenance projects up to $5,000; PM approval needed for anything in excess of $300.
  • Assist in developing scopes of work for small improvements/services and seek out qualified contractors to bid the work.
  • Clean and turnover vacant apartments to include all actions necessary to make the apartment rent-ready for the next tenant when required.
  • Notify the Community Manager of safety related issues and lease agreement violations.
  • Develop and maintain relationships with vendors, negotiate pricing, collaborate on approved vendor list, keep vendor list updated, and publish the list for the properties.
  • Conduct move-out inspections and reporting, check smoke detectors on a regular basis to ensure proper operation, and perform other inspections when required.
  • Assist team leaders in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the properties.
  • Accompany site staff during regular preventative maintenance inspections of all units as needed.
  • Assist in setting specifications, solicit bids, review independent contractor qualifications, and monitor performance to ensure conformance to contract specifications for major renovations or repairs.
  • Regular and reliable attendance during scheduled hours.
  • Other duties may be assigned.
