Crest Nicholson Holdings plc has announced the appointment of Aidan de Brunner as independent non-executive director on 1 October 2026. He will join the audit and risk, remuneration and nomination committees. De Brunner brings broad board experience across listed, private and investor-backed businesses, with particular expertise in governance, funding, capital allocation and strategic development. He is currently an independent non-executive director at Thames Water. At technology company Videndum plc, he is a NED and chairs the finance committee. A board director at Swedish green-steel company Stegra, de Brunner's previous senior experience includes roles at Petrofac, the Trafford Group, London Southend Airport and the McLaren Group. It was also announced that Louise Hardy, having served almost nine years on the board as a non-executive director, intends to step down at the annual general meeting in March 2027. Iain Ferguson, chair, thanked Louise Hardy for her "valuable contribution" and commented: "I am delighted to welcome Aidan to the Board. In an unscheduled trading update, the company said it would complete fewer homes than expected in the year to 31 October - between 1,350 and 1,400, down from its previous estimate of 1,400 to 1,500. Conditions in the property market have been "more subdued" than expected during the summer, which is typically quieter as many people go on holiday. Crest said its sales rate had slowed over the past six weeks compared with the first half of the year as "affordability constraints and competitive pricing" dragged down demand. The company now expects to slide into the red, with an operating loss of about £10m, reversing an earlier forecast of a profit of between £5m and £10m. It is the third profit warning since April. The Crest share price plunged more than 10% on Thursday morning. Building material prices remain about 3% to 4% higher on average. Crest has closed one divisional office and cut 50 jobs in recent months. It reported a pre-tax loss of £35.2m for the six months to the end of April. However, it is reducing its borrowings faster than expected, and expects net debt of £70 to £90m at the end of October, down from the £100m to £120m flagged previously. The Surrey-based company has been trying to renegotiate its banking covenants with lenders for some time to ensure it has enough funding in the future. It described the talks as constructive but anticipated "some slippage in the current timetable", indicating the negotiations were taking longer than expected. Martyn Clark, the chief executive, said: "While the trading backdrop has remained difficult through the summer, we are making tangible progress on the actions within our control. "Although the timing of a broader market recovery remains uncertain, the group is taking the right actions to protect liquidity and improve operational execution, while positioning the business for recovery when market conditions normalise." The outlook for the property market has been clouded this year by the impact of the US-Israel war on Iran. The conflict has pushed up oil prices, stoking fears over inflation and this week leading to turmoil in bond markets. UK swap rates, which lenders use to price mortgages, have risen to a three-year high, as this week's global bond market sell-off ripples through the economy.

In a trading update, the group revealed that over the past six weeks, its average weekly sales rate fell to 0.35, down from 0.48 in the first half of the year and 0.55 in the same period last year. It has changed its prediction for earnings before interest and tax changed from previous guidance of a £5m to £10m profit to an expected £10m loss. The housebuilder now expects full year completions to stand between 1,350 and 1,400 homes, down from its previous guidance of 1,400 to 1,500. At time of reporting, the group's share price fell 11.3% to 54.4p per share. Crest Nicholson attributed the drop in profitability to a lower then expected number of completions following weaker open-market demand and continued competitive pricing, particularly in bulk deals. In July, it reported a £35.2m loss before tax for the first half of the year, as total completions fell to 584 from 739 at the same point last year. Chief executive Martyn Clark said: "While the trading backdrop has remained difficult through the summer, we are making tangible progress on the actions within our control. Our cash optimisation programme is delivering." Clark said the group's "expected year-end net debt position is now materially better", with Crest Nicholson expecting the figure to stand at between £70m to £90m, down from the previous guidance of £100m to £120m. He added: "The group continues to make good progress against its strategic priorities. We are building a stronger operational platform through tighter cost control, improved procurement, disciplined land and WIP [work in progress] management, and a continued focus on build quality and customer service.
