Requirements
  • At least 3 years of related experience.
  • Apartment community maintenance experience is required.
  • Experience with drywall, lock changes, light electrical work, carpentry, flooring, and plumbing is required.
  • HVAC Type I and Type II certification or experience is required.
  • Excellent verbal, written, and electronic communication skills.
  • Ability to participate in the emergency on-call rotation, including nights and weekends.
  • Successful completion of a background check and drug screen is required.
  • A valid driver's license and clean driving record are required.
Responsibilities
  • Perform assigned maintenance tasks to ensure that the property meets safety, appearance, and operational standards.
  • Respond promptly to resident service requests and resolve work orders appropriately.
  • Complete apartment make-readies, including punch lists, within three to five days of vacancy so units are ready for move-in.
  • Provide 24-hour, seven-day emergency maintenance service through assigned on-call duties.
  • Lead maintenance staff and workflow processes when applicable by delegating maintenance tasks and work orders.
  • Oversee the physical plant and report regularly to the Property Manager or Maintenance Supervisor.
  • Inspect the property and identify physical property needs, making recommendations when a Maintenance Supervisor is absent.
  • Monitor inventory levels of parts and supplies and keep the maintenance shop and supplies accessible and organized.
  • Maintain the overall attractiveness, cleanliness, condition, and curb appeal of the property.
  • Inspect apartments, building systems, common areas, and grounds, and correct deficiencies.
  • Handle, complete, and document assigned service requests and work orders involving plumbing, HVAC, carpentry, appliances, carpeting, drywall, defective parts, grounds, and electrical systems.
  • Perform pool maintenance when required by property needs.
  • Move appliances and abandoned furniture and unload and store supplies.
  • Correct unsafe conditions immediately and follow safety procedures.
  • Maintain accurate records and schedule preventive maintenance, work orders, service requests, make-ready status, and work in progress.
  • Maintain the Property Inspection Control Log, Winter Weather Log, and Interior/Exterior Light Log when a Maintenance Supervisor is absent.
  • Trash out and clean vacant units of food, furniture, appliances, and other debris.
  • Prepare units for painting and flooring.
  • Complete make-ready punch-list work, including cleaning, painting, flooring, caulking, wall preparation, receptacle and switch-plate-cover replacement or cleaning, light-bulb replacement, and wall-hole repair.
  • Inspect ready apartments daily, communicate new maintenance needs, and update leasing on unit status for prospect showings.
