Requirements
  • A high school diploma or equivalent education is required; 3–4 years of experience may offset the minimum educational requirement.
  • Previous experience in commercial or multi-unit residential property is desirable.
  • Maintain a current license or certificate and/or specialized skills in at least one building trade, including electrical, plumbing, carpentry, heating, ventilation and air conditioning, fire protection, or mechanical work.
  • Effective oral and written communication skills are required.
  • Ability to work scheduled hours plus any additional hours necessary to complete the job.
  • Ability to work in indoor and outdoor environments with changing conditions and temperatures exceeding 90 degrees at times.
  • Ability to lift 55 pounds independently and support team lifting with reasonable accommodations.
  • Ability to walk and stand for long periods, stoop, squat, lift, carry, push, climb, and work on ladders at varying heights.
  • Ability to work with possible exposure to bloodborne pathogens and bodily fluids.
  • General understanding of Occupational Safety and Health Administration, fire prevention, life safety, and related regulations.
  • Ability to follow company, local, state, and federal safety rules.
  • Ability to correct unsafe conditions in a timely manner and report them immediately to management.
  • Good judgment, problem-solving, and decision-making skills.
  • Strong customer service orientation and organizational and time-management skills.
  • Required safety attire includes designated safety equipment, proper uniform, name badge, and safety-toe shoes or boots meeting applicable American National Standards Institute requirements.
Responsibilities
  • Implement and closely supervise the preventive maintenance system to preserve and maintain buildings and equipment, property housekeeping, resident maintenance requests, vacancy preparation, and maintenance staffing.
  • Provide continuous coverage for emergency situations and coordinate periods of absence from the property with the Community Manager.
  • Inspect buildings and grounds, identify equipment or machinery deficiencies and deferred maintenance, and communicate findings to the Community Manager.
  • Supervise Maintenance Technicians and other maintenance-department employees by providing direction and guidance.
  • Ensure prompt and proper completion of repairs and work orders, including follow-up in the master work-order log.
  • Inspect grounds and public areas regularly to verify cleanliness, upkeep, and completion of assigned duties.
  • Review maintenance staff performance periodically, communicate policies and procedures, and schedule training programs as needed.
  • Control, operate, and organize the maintenance shop, mechanical equipment, and project vehicle.
  • Purchase supplies, small tools, and low-cost equipment with Community Manager approval using required purchase orders and competitive pricing procedures.
  • Maintain inventory of maintenance-shop supplies and equipment.
  • Maintain the project vehicle and monitor daily mileage.
  • Appear in court on behalf of the owner when required.
  • Assist the Community Manager with the annual budget and Operating and Business Plan.
  • Prepare bid specifications and obtain competitive bids in accordance with the Contract Supervision Manual.
  • Assist with REAC, management, annual unit, and local inspections and ensure resulting work orders are completed promptly.
  • Complete incident reports within 24 hours for injuries, property damage, disturbances, and other incidents.
  • Assist with orienting new residents on proper use of garbage disposals and appliances.
  • Maintain control and security of apartment keys.
  • Report illegal activities by residents or guests to the office.
  • Complete Observation Checklists during exterminator visits and supervise extermination procedures.
  • Assist with contractor bid tabulation and supervise contractors while they are on the property.
  • Perform mandatory on-call duties for emergencies or after-hours work when determined by the Community Manager.
  • Post maintenance service notices on residents' doors when working inside apartments.
  • Complete 85% of routine maintenance requests within 48 hours.
  • Perform other duties assigned and directed by management.
