Requirements
  • Must have 2+ years of experience as a Community Manager of a property with 250+ units.
  • Must have excellent problem-solving, interpersonal, communication, and leadership/supervisory skills.
  • Must have excellent sales skills.
  • Must be able to read, analyze, and interpret general business periodicals and write reports and business correspondence.
  • Must be able to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area, and apply basic math concepts.
  • Must be able to solve practical problems and deal with varied concrete variables in situations where standardization is limited.
  • Must have knowledge of property-level operations software, Outlook, Internet software, Excel, and Word.
  • Employment is contingent on successful completion of a background screen and drug test.
Responsibilities
  • Oversee the overall performance of the property.
  • Hire, train, and develop a competent team.
  • Manage daily operations directly or indirectly, review daily rent recommendations, and identify opportunities to maximize income.
  • Collect rents, implement timely legal procedures for delinquent rent, ensure resident insurance compliance, adhere to screening criteria and policies, implement resident retention procedures, complete weekly reports accurately and on time, approve invoices, ensure accurate and timely data input, and complete other required reports.
  • Review and analyze monthly performance, complete variance reports, and initiate annual budgets and forecasts.
  • Identify market challenges, stay informed about competitors and market conditions, and create effective marketing plans.
  • Ensure recurring contract work is routinely bid out to secure quality and competitive pricing; verify contractor insurance and lien waiver compliance; and monitor contractor performance quality and timeliness.
  • Implement OSHA and other safety procedures, educate the team on safety precautions, conduct routine safety meetings, and ensure up-to-date MSDS information is available.
  • Work with the maintenance supervisor to identify potential repairs or capital projects, ensure curb appeal meets corporate and regional standards, and identify actual or potential risk-management issues.
  • Read, follow, and implement company and employee handbooks, property policy manuals, and other governing documents.
