  • Progressive employment history demonstrating increasing accountability and responsibility in property management and residential multi-housing operations.
  • Knowledge and skills in sales, customer service, revenue and expense management, and financial business plans.
  • Ability to read, write, and communicate effectively to complete business plans, financial documents, and legal documents; motivate and lead teams; and communicate property strategies and performance to clients and property owners.
  • Mathematical skills to calculate financial records, budgets, percentages, and other fiscal reporting information.
  • Senior-level experience and skills in leading and managing others, including interviewing, onboarding, directing, evaluating performance, and making talent management decisions.
  • Ability to apply common-sense understanding to written, oral, or diagrammed instructions and resolve problems involving several concrete variables in standardized situations.
  • Proficiency with internet, word-processing, spreadsheet, and database-management programs.
  • Proficiency with property management software.
  • Ability to meet predictable attendance and punctuality expectations and the physical demands of the position.
  • Ability to work on-site, work additional weekends or after-hours tasks when needed, and travel for business purposes.
  • Ability to physically access exterior and interior parts of properties and amenities, and push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Maintain the physical asset and maximize financial returns in accordance with the owner's objectives.
  • Direct and coordinate activities that motivate and cultivate the on-site team to meet or exceed industry standards.
  • Work with on-site team members to prioritize solutions and provide frameworks that drive journey metrics.
  • Understand operational issues and opportunities and solve them through innovative solutions.
  • Engage residents, prospective residents, associates, and stakeholders to understand needs and lead according to company culture.
  • Create and maintain sequenced plans to launch projects successfully.
  • Lead cross-functional teams through change programs and projects using frameworks and influence modeling to drive awareness and outcomes.
  • Participate in industry associations, groups, and community activities that support professional development and business goals.
  • Supervise and mentor the property on-site team through goal updates, one-on-one mentoring, and daily team huddles.
  • Hire, onboard, train, and manage the performance of team members in accordance with company policies and business practices.
  • Support the client and owner relationship through owner meetings, property tours, performance updates, and responses to owner requests.
  • Provide input into property budgets by analyzing financial statements, marketing information, and operational reports.
  • Set rent rates, ensure rents and fees are collected and posted promptly, complete bank deposits, and prepare and review monthly financial status reports.
  • Approve and submit vendor, contractor, and service-provider invoices by reconciling work performed or products purchased, validating insurance certificates, coding charges, and coordinating communication among vendors, accounting, and owners.
  • Analyze market and economic trends and implement marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to questions, grievances, and requests and resolving service issues.
  • Ensure maintenance team members comply with standards for responding to and completing resident service requests.
  • Conduct regular in-person property inspections and take action to maintain safety, cleanliness, appearance, and appeal.
  • Complete accounting, financial, administrative, and other required reports.
  • Enforce lease policies through apartment inspections, proper notices, eviction procedures, and collection of late fees and other permitted charges.
  • Maintain compliance with company policies, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable laws and regulations.
