Requirements
  • Two years of college or equivalent experience.
  • At least three years of experience in mortgage loan funding or a related role within the mortgage lending industry.
  • Advanced knowledge of TRID, RESPA, TILA, AML, and other relevant federal and state regulations.
  • Proficiency in reviewing and interpreting loan documents, settlement statements, and wire instructions.
  • Proficiency with Microsoft Office applications, including Outlook, Word, Excel, PowerPoint, and Visio, and loan origination systems.
  • Ability to manage multiple funding files simultaneously and maintain strong attention to detail.
  • Ability to resolve discrepancies quickly using problem-solving skills.
  • Ability to communicate and collaborate effectively with internal and external stakeholders.
  • Ability to work independently and manage shifting priorities.
  • Strong digital literacy.
Responsibilities
  • Prepare accurate and compliant Closing Disclosures for member review in accordance with TRID and KBYO requirements.
  • Coordinate closing details with internal teams, borrowers, and third-party vendors.
  • Collaborate with underwriters, processors, and borrowers to clear outstanding conditions and resolve pre-funding issues before releasing funds.
  • Review and approve settlement statements for accuracy and compliance.
  • Review loan packages, including post-closing documents, while maintaining a quality-control error rate of 5% or lower.
  • Monitor final loan terms for alignment with the Loan Estimate and Closing Disclosure.
  • Review loan files for completeness and accuracy before initiating closing documents and the funding process.
  • Verify compliance of documents, terms, and conditions with the approved loan package, investor guidelines, and regulatory requirements.
  • Prepare and review wire instructions in accordance with security protocols.
  • Disburse funds accurately and timely to title companies, escrow agents, and other settlement parties.
  • Monitor and reconcile funding pipelines to maintain data accuracy and meet daily funding goals and deadlines.
  • Resolve discrepancies between loan terms, the Closing Disclosure, and the Loan Estimate.
  • Conduct final reviews of settlement statements and funding documents.
  • Serve as a backup for onboarding loans into the core operating system.
  • Identify and address errors or missing documentation before disbursing funds.
  • Maintain adherence to TRID, RESPA, TILA, AML, and other regulatory requirements.
  • Serve as the main point of contact for internal teams, title companies, escrow agents, and settlement partners regarding funding activities.
  • Provide timely and accurate funding-status updates to stakeholders.
  • Troubleshoot and resolve funding-related issues to minimize disruption to closing timelines.
  • Identify and recommend enhancements to procedures and workflows.
  • Assist in developing and implementing training programs on funding processes and best practices.
  • Stay current on industry trends, regulatory changes, and funding technology.
  • Maintain records of funding activities, including wire confirmations, funding reconciliations, and compliance checks.
  • Submit post-closing documents timely to the loan file, investors, and other stakeholders.
  • Maintain regular and punctual attendance and perform other duties as assigned.
