  • Employment history demonstrating property management, sales, marketing, and customer service experience sufficient to assist with apartment-community operations, resolve customer complaints, complete financial records and reports, increase sales revenues, and coordinate team work.
  • A high school diploma or GED equivalent.
  • At least 2 years of experience in the multifamily industry.
  • Ability to read, write, and communicate effectively to comprehend and complete legal documents, explain apartment features, and answer property-operation questions.
  • Mathematical ability to perform basic arithmetic and calculate percentages for financial records, budgets, and fiscal reports.
  • Understanding of property operations, lease terms, lease enforcement, and collections.
  • Ability to apply written, oral, or diagrammed instructions and solve problems involving several concrete variables in standardized situations.
  • Proficiency with internet, word-processing, spreadsheet, and database-management programs.
  • Strong proficiency with property-management software.
  • A current valid driver's license.
  • Ability to meet predictable attendance and punctuality expectations, work scheduled weekends, and perform the essential job functions independently.
  • Ability to access all exterior and interior areas of the property, walk extended distances, navigate stairs, operate golf carts where applicable, and lift, carry, push, pull, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Complete daily financial transactions by collecting and posting rent, fees, and other payments; preparing bank deposits and financial reports; recording transactions in the property-management system; and resolving discrepancies with accounting and bank records.
  • Review and submit vendor, contractor, and service-provider invoices by reconciling work or purchases, obtaining manager approval, coding charges to chart-of-account codes, and coordinating communication among relevant parties.
  • Enter approved bills into the property accounting system, scan invoices to the community data drive, and submit them to accounting for processing.
  • Review resident files and accounting records for unpaid or late fees, communicate with residents about outstanding balances, implement delinquency-collection procedures, and enforce leases.
  • Follow eviction procedures, including notice requirements, resident evictions, and property representation at court hearings and eviction proceedings.
  • Process resident move-outs by reviewing lease and notice requirements, applying applicable deposit and lease-cancellation fees, and processing dispositions in accordance with legal requirements.
  • Respond to resident complaints, questions, and requests and take appropriate action to resolve service issues and promote satisfaction and retention.
  • Act as the on-site supervisor when the Community Manager is absent by organizing and delegating daily work, coordinating maintenance and make-ready tasks, and managing community operations in compliance with company policies and procedures.
  • Assist with the client or owner relationship by attending owner meetings, conducting property tours, providing property-performance updates, and responding to owner requests.
  • Support leasing and marketing efforts by greeting prospective residents, gathering prospect information, showing apartments and models, closing leases, obtaining deposits, and assisting with rental applications and credit verification.
  • Complete accounting, financial, administrative, and other reports and perform other assigned duties.
  • Participate in company or industry community-service activities and related associations or groups.
  • Work the scheduled 40-hour work week and weekends when assigned.
  • Make routine local trips for bank deposits, training classes, and other job-related activities.

  • Experience with Yardi and/or OneSite property-management software.
