Requirements
  • At least three years of experience as a maintenance technician or other applicable experience.
  • A High School Diploma or GED is required.
  • Extensive knowledge of carpentry, plumbing, electrical systems, heating, ventilation, and air conditioning, equipment repair, and painting.
  • An EPA Section 608 Technician Certification, Type II or Universal, is required or must be obtained within 90 days of employment.
  • Proficiency with hand and power tools.
  • Ability to lead, direct, and motivate others.
  • Ability to work in a fast-paced environment, organize and follow up effectively, and manage multiple priorities.
  • Strong verbal and written communication skills and the ability to interact in English with associates, residents, and external agencies.
  • Ability to read English sufficiently to understand policies, procedures, safety notices, business correspondence, and documentation.
  • Strong interpersonal skills and a customer-service orientation toward older adults.
  • Strong attention to detail.
  • Basic computer keyboarding and navigation skills.
  • Ability to provide a basic tool set.
  • Timely and reliable transportation is required.
  • When on call, availability, fitness for work, and ability to report to the property within 30 minutes of receiving a call are required.
Responsibilities
  • Provide leadership, direction, and oversight for the physical condition, appearance, and operational efficiency of the property.
  • Ensure timely, accurate, and high-quality completion of resident service requests.
  • Contribute to marketing efforts and resident satisfaction by providing excellent customer service and communicating effectively with residents, associates, management, and guests.
  • Identify and complete or oversee routine, preventive, scheduled, and emergency maintenance repairs and general upkeep tasks throughout the community and on all equipment, while maintaining appropriate logs and records.
  • Manage all maintenance associates and ensure they are fully trained and complete their responsibilities in a timely and efficient manner.
  • Oversee apartment turnovers by repairing, renovating, painting, and cleaning vacant apartments.
  • Keep all areas safe, tidy, and free of trash, debris, and animal waste, including maintaining dumpster areas and preparing dumpsters for trash pickup.
  • Monitor the community and grounds to ensure they are properly and safely maintained and advise management of areas needing attention.
  • Maintain landscaping, including watering flowers, and perform snow removal as needed.
  • Comply with Enterprise Residential policies, procedures, and external regulatory requirements, including human resources policies and procedures.
  • Resolve complex or advanced service issues, including sensitive communications with residents.
  • Contribute to annual budget planning; optimize the property's interior and exterior condition within the approved budget; maintain and renew required service contracts; and purchase equipment and supplies according to budgets and purchasing policies.
  • Respond to emergencies in a timely, appropriate, and courteous manner.
  • Develop and deliver formal and informal training to associates as assigned.
  • Participate in and attend required in-service training sessions.
  • Support other communities as assigned by management.
  • Interview, hire, train, plan, assign, and direct the work of associates; appraise performance; reward and discipline associates; address complaints; and resolve problems.
  • Perform other duties as assigned.

Taking On Bilt, Stake Aims To Expand Its Cash-Back Rewards Program For Renters

Aiming to compete with Bilt in the nascent property renter rewards market, Stake, a startup that provides cash back and banking services to renters, today announced that it raised $12 million in a Series A round led by RET Ventures’ new RET Ventures ESG Fund. Enterprise Community Partners, Hometeam Ventures, Operator Stack, Shadow Ventures, Olive Tree Ventures and Second Century Ventures, the investment arm of the National Association of Realtors, also participated, bringing Stake’s total raised to $17.9 million.
