Requirements
  • Extensive experience coordinating and managing all necessary resources throughout construction projects from start-up through closeout.
  • Knowledge of Critical Path Method scheduling.
  • Strong written and oral interpersonal and communication skills.
  • Ability and willingness to work in a team environment on multiple projects simultaneously.
Responsibilities
  • Lead and communicate with field supervision, subcontractors, and vendors to support the project schedule.
  • Partner with Superintendents to achieve project goals.
  • Represent the company with owners, architects, consultants, government authorities, vendors, and subcontractors.
  • Administer all financial aspects of projects, including owners’ contracts, subcontracts, budgets, and purchase orders.
  • Build effective working relationships with clients and project team members.
  • Manage multiple projects based on their size, complexity, and type.
  • Mentor and coach team members, including Assistant Project Managers.
  • Follow company standard operating procedures and lead by example.
  • Participate in job-site coverage as needed.
  • Provide constructability reviews of drawings and budget updates during preconstruction, coordinating input from the Superintendent.
  • Develop contract budgets and project schedules with the Superintendent.
  • Review request for information, change order request, and submittal procedures with project stakeholders.
  • Review field mobilization and site access plans with the Superintendent and obtain approvals from owners and municipal authorities.
  • Identify utility requirements, assign responsible parties, and track or assist progress.
  • Prepare subcontractor start-up packages and chair subcontractor kick-off meetings.
  • Manage weekly project and subcontractor meetings.
  • Maintain project logs for requests for information, submittals, and change order requests, and review them weekly with project stakeholders.
  • Conduct weekly project team meetings covering job status, logs, cost forecasts, and schedules.
  • Monitor executed subcontracts and insurance certificates.
  • Drive the buyout and procurement process.
  • Update and distribute the project master schedule with input from the Superintendent.
  • Manage monthly cost reports, projected cost forecasts, and budget adjustments.
  • Review and approve invoices to support timely project completion.
  • Manage requisitions and payments.
  • Assist the Superintendent in resolving critical issues and requests for information that could affect quality, cost, or schedule, and provide documentation as necessary.
  • Maintain close subcontractor relations, including early notification of submittal and material-delivery schedule expectations.
  • Develop and maintain communication with owners and architects and understand their expectations.
  • Foster a collaborative and team-oriented approach.
  • Maintain good relations with government agencies.
