Requirements
  • Marketing, leasing, and leadership experience.
  • Four years of experience working in Tax Credit, HUD Project-Based Section 8, and market-rate property management.
  • Strong operational, compliance, and regulatory understanding, including HUD Project-Based Section 8 programs and Low-Income Housing Tax Credit familiarity and knowledge.
  • Knowledge of all local, state, and federal Fair Housing laws and regulations.
  • Superior customer service skills and the ability to deal with difficult people and challenging situations while maintaining a positive and calm demeanor.
  • Ability to effectively and accurately communicate and present information verbally and in writing.
  • Proficiency with Microsoft Office suite applications, including Outlook, Word, Excel, and Teams.
  • Experience and proficiency with RealPage OneSite is required.
  • Proven financial and accounting acumen, including the ability to read a budget, conduct financial analysis, and provide practical narrative and financial reporting.
  • A high school diploma, GED, or equivalent is required.
  • Ability to read and write English fluently, accurately perform intermediate mathematical functions, and understand and perform all on-site resident management software functions.
  • A minimum of three years of experience in residential property management as a Community Manager.
  • Ability to work any of the seven days of the week, including scheduled hours, overtime when requested, and on-call assignments.
  • Ability to attend resident events held after hours and travel to owner gatherings when required.
  • Basic computer and internet knowledge, ability to use Outlook and OneSite/Yardi, and intermediate knowledge of Microsoft Office suites.
  • Ability to physically access all exterior and interior parts of the property and amenities and push, pull, lift, carry, or maneuver up to 50 pounds independently and 100 pounds with assistance.
Responsibilities
  • Provide on-site management of one or more residential multifamily apartment communities.
  • Manage day-to-day outreach, sales, and customer service efforts to meet and exceed performance targets.
  • Monitor property and staff to ensure compliance with Fair Housing and Fair Credit Reporting requirements, Human Resources and Operations policies and procedures, and Safety Management programs.
  • Provide affordable housing and rental services to ensure compliance with certifications, recertifications, leases, and related requirements.
  • Promote Resident Services initiatives by engaging residents in social, educational, planned activities, and events.
  • Prepare reports of operational financial data for the Regional Property Manager, Property Staff Accounts, and other Corporate Departments as requested.
  • Lead staffing, training, and development initiatives for the property to ensure the property team is appropriately staffed and developed.
  • Maintain a commitment to ongoing personal development and career growth through career path activities provided by the corporate office and external sources as needed.
Desired Qualifications
  • Two years of supervisory experience is preferred.
  • Familiarity and knowledge of Yardi software systems is preferred.
  • CPO, COS, and/or BOS certifications are preferred.
  • HCCP and SHCM certifications, or equivalent, are preferred.
