Requirements
  • A bachelor’s degree in Business Management, Finance, Accounting, or a Human Resource Management-related discipline.
  • Possess a real estate license where required by state law.
  • A minimum of 3 years of property management experience.
  • Intermediate to advanced proficiency with Microsoft 365 Word, Excel, and Outlook.
  • Ability to keep information strictly confidential.
  • Ability to handle multiple projects, changing priorities, and a consistent workload.
  • Exceptional oral and written communication skills.
  • Strong customer service orientation.
Responsibilities
  • Assist with activities associated with a property or group of properties.
  • Assist with all lease administration duties.
  • Supervise vendors, including landscaping and janitorial vendors, and maintenance staff.
  • Perform regular property inspections, complete inspection reports, and recommend alterations, maintenance, and reconditioning as necessary.
  • Assist the Property Manager with developing and controlling operating and capital budgets.
  • Assist the Property Manager in preparing monthly reports for owners.
  • Coordinate tenant improvement and capital projects with the Property Manager.
  • Respond to tenant needs and ensure administrative and building technical staff resolve problems promptly and provide services in compliance with policies, procedures, regulations, contractual obligations, and standards.
  • Represent and communicate the Property Manager’s authority clearly and accurately, in person, by phone, and in writing, based on applicable legal agreements and company policies.
  • Initiate and execute day-to-day operational procedures.
  • Assist the Property Manager with initiating, contracting, and administering services necessary to maintain and enhance the property’s value, operating efficiency, and physical appearance.
  • Prepare service agreement and construction agreement documents, including work authorizations, addenda, amendments, and contract approval forms.
  • Track and maintain current and accurate Energy Star benchmarking data.
  • Conduct tenant training meetings to improve building efficiencies.
  • Maintain an ongoing tenant contact and relations program to assess needs and help ensure tenant and owner satisfaction.
  • Resolve problems to the mutual benefit of tenants and owners.
  • Implement and monitor tenant needs assessments.
  • Administer leases to ensure compliance with their provisions and agreements.
  • Determine and execute escalations, reconciliations, and rent collections on a timely basis.
  • Maintain current certificates of insurance for tenants and ensure coverage complies with lease requirements.
  • Show space to prospective tenants where a real estate license is required by state law.
  • Communicate clearly and timely with project accounting personnel using and providing appropriate documentation.
  • Prepare monthly ownership reporting, including variance reports, executive summaries, and aging reports.
  • Manage and coordinate day-to-day financial transactions, including accounts receivable, accounts payable, collection of rents, and collection of charges.
  • Maintain compliance with company personnel policies and procedures.
  • Perform miscellaneous duties or projects assigned by the Property Manager.
Desired Qualifications
  • RPA designation in progress.
  • Commercial or Class A office property management experience.
  • Proficiency with Angus and accounting software such as MRI, Yard, or CTI.
  • Strong desire to succeed in an entrepreneurial environment.

Transwestern JV to Develop 529 KSF Savannah Project

Transwestern JV to develop 529 KSF Savannah project. The two industrial buildings will be part of a larger campus. A joint venture between Transwestern Development Co. and Transwestern Investment Group - on behalf of a separately managed account - will develop Buildings 5 and 6 at North Gate Industrial Park in Savannah, Ga. The partnership acquired a 30.7-acre site for the facilities, which are set to total 528,560 square feet. Construction will start later this month. The project team includes The Conlan Co., Randall-Paulson Architects and Kern & Co. JLL will handle leasing efforts. Transwestern will develop a 240,560-square-foot rear-load building and a 288,000-square-foot front-load facility, each with 36-foot clear heights, dock-high loading doors and multiple points of ingress and egress. Additionally, the properties will have on-site trailer storage, 2,500 square feet of office suites and car parking spots. North Gate Industrial Park already has three completed buildings. Those total 853,019 square feet and traded last year, when Greenland Developers sold them to The Orden Co. The campus is 11 miles from Savannah/Hilton Head International Airport. Downtown Savannah is within 15 miles southeast. The facilities will have direct access to interstates 95 and 16. Savannah's growing industrial inventory. Savannah had 3.3 million square feet of industrial space under construction at the end of the third quarter, according to a CBRE report. Between July and September, 743,000 square feet came online and 431,000 square feet broke ground. In June, Capital Development Partners obtained financing for the development of three speculative industrial facilities totaling 1.2 million square feet. The warehouses will be part of Central Port Logistics Center. At the beginning of the year, a joint venture between Trinity Capital and Barings started work on the second phase of Horizon 16 Industrial Park. Plans call for 1.5 million square feet across six buildings at full build-out.
