Responsibilities
  • Maintain accurate resident information in Entrata, including new resident information from applications, move-ins, move-outs, building transfers, and notices to vacate.
  • Update daily all rents, deposits, and application fees received from residents, and issue appropriate notices for late payments, eviction notices, returned checks, and memos.
  • Assist in collecting rents and preparing receipts.
  • Deposit all receipts before bank closing each day.
  • Update daily reports concerning notices to vacate, vacancy reports, and activity reports.
  • Organize and file applicable reports, leases, and paperwork.
  • Accept service requests from residents, route them to maintenance for prompt processing, and conduct service follow-up with residents.
  • Compile and deliver late notices and legal notices.
  • Print monthly delinquency reports and keep the General Manager informed.
  • Work with legal counsel and the General Manager regarding legal proceedings.
  • Answer telephones as needed.
  • Set up new residents and deposit all monies.
  • Input vendor information and invoices into the computer system and send them to Corporate for payment.
  • Follow up on security deposit upgrades and process refunds.
  • Keep all logs up to date.
  • Perform general administrative duties such as filing and typing.
  • Assist in preparing monthly reports.
  • Order supplies within established budget guidelines.
  • Maintain general office and vendor files.
