About the company

Lennar builds and sells single-family homes across the United States and is one of the country's largest homebuilders by deliveries and revenue. Its Everything's Included approach builds popular features into the base price of each home instead of selling upgrades separately, which keeps its floor plans and building materials consistent. Lennar buys land, develops communities and builds homes in markets from Florida and Texas to Colorado and California. It earns most revenue from home sales and adds mortgage, title and closing fees through its financial services arm. The company was founded in 1954 as a local Miami builder and is headquartered in Miami, Florida.

What believers are saying

  • Scale keeps projects coming: Lennar delivered 82,583 homes in fiscal 2025, among the most of any US builder.
  • Low debt adds job security: Lennar owed $4.3 billion in homebuilding notes against $21.6 billion of equity in August 2026.
  • Employees save on a home: Lennar gives staff home purchase discounts plus mortgage and title benefits through its own units.

What critics are saying

  • Discounts are squeezing profit: home sale margins fell to 15.8% from 17.5% a year earlier by August 2026.
  • Equity pay rides on shrinking profits: net earnings fell to $284 million from $591 million by August 2026.
  • Buyers struggle to qualify: CEO Stuart Miller said nearly half of visitors in many markets cannot qualify immediately.

What makes Lennar unique

  • Lennar keeps land off its books: under 2.5% of its roughly 488,000 homesites were owned outright in August 2026.
  • Lennar keeps building at a steady pace: it adjusts prices, using margin as a shock absorber, to hold starts even.
  • Lennar builds unusually fast: its average build time hit a record 116 days in the quarter ended August 2026.

Warren Buffett's Berkshire raises stake in Lennar amid slowing housing demand.

Warren Buffett's Berkshire raises stake in Lennar amid slowing housing demand. I learned how to invest by watching Warren Buffett. I read his shareholder letters and sat through hours of Berkshire Hathaway annual meetings. One lesson stuck above the rest: The best opportunities often show up when the outlook feels uncertain. So I paid attention when Berkshire's (BRK.B) name appeared beside Lennar again. Valued at a market cap of $18 billion, Lennar (LEN) stock is down 58% from all-time highs. However, the ongoing drawdown has meant it pays shareholders a dividend yield of 2.6%. Shares of the homebuilder have grossly underperformed in the past year due to higher mortgage rates and a housing market slowdown. Yet Berkshire keeps buying the beaten-down stock. So what does Berkshire see that the market does not? The answer starts with how tough housing has become, and why that may not be the whole picture. Berkshire's Lennar stake climbs to 11.2%. Berkshire raised its Lennar stake to 11.2% at the end of September, CNBC reported. An SEC filing showed it recently bought $53.6 million of Class A shares and $329,000 of super-voting Class B shares over three days. The position now totals 26.6 million shares worth roughly $2 billion at the time of writing. Here is how fast Berkshire's stake has grown in Lennar. * End of 2025: 7.2 million shares * End of Q1 of 2026: 10.3 million shares, up 43% * End of Q2 2026: 13.4 million shares, a 5.4% stake worth $1.2 billion * Now: 26.6 million shares, an 11.2% stake worth $2.1 billion Until Berkshire's stake crossed 10% in mid-September, its purchases did not have to be reported as they occurred. That changed once it passed the threshold, and an SEC rule then required disclosure within two business days. Higher mortgage rates squeeze Lennar's buyers. Berkshire is betting on a long-term recovery in housing despite rising mortgage rates. Six straight weekly increases pushed the average 30-year fixed mortgage rate to 7.30%, according to the Mortgage Bankers Association, the highest since late 2023. Lennar CEO Stuart Miller described the slowdown in demand during the last earnings call. A buyer earning the median family income now stretches past 30% of gross income to carry a home, he said. More Warren Buffett: In many markets, almost 50% of visitors cannot immediately qualify for a mortgage. The U.S. Census Bureau said new home sales ran at an annual rate of 684,000 in August, up from 6.4% in July but 2% year over year. The agency warns these monthly figures carry wide margins of error, so I would not read too much into the gain. Supply stood at 8.5 months, which suggests that builders would need 8.5 months to sell every new home on the market at the current pace. Lennar trades margin for volume. Lennar has made a deliberate choice on cutting prices and offering incentives to keep homes moving, even if that impacts profitability. In Q3: * It delivered 20,840 homes, within its guidance of 20,500 to 21,500. * New orders of 20,879 landed just below the 21,000 to 22,000 range. * Gross margin improved to 15.8%, and earnings came in at $1.19 a share, or $1.23 excluding one-time items. Miller was blunt about the choice Lennar made, stating: "We are not waiting for the market to rebuild our margin. We are working through a land basis that was set in another market condition." Lennar purchased land when prices were higher and now sells homes at lower prices while offering incentives, which ran 12% on deliveries. Moving volume turns that costly land into cash. Miller said land cost per home site is up about 6%, while construction cost per square foot is down 14% since the fourth quarter of 2023. Lennar owns only about 2% of its homesites. It holds 11,800 and controls 476,000 through third parties. That land-light model may appeal to a patient investor like Berkshire. For the fourth quarter, Lennar expects 22,000 to 23,000 deliveries, a gross margin of 15.5% to 16%, and earnings of $1.30 to $1.65 a share. Lennar is wrestling with slowing housing demand. Wall Street analysts stay cautious on Lennar stock. Few analysts share Berkshire's patience. Morgan Stanley initiated coverage with a "Strong Sell" rating and a $65 price target, which is 15% below current prices. Out of the 14 analysts covering Lennar stock, seven recommend "Hold," and seven recommend "Sell." The average LEN stock price target is $75, which is 2% below current levels. Consensus estimates compiled by TIKR forecast free cash flow to improve from $632 million in fiscal 2026 (ending in November) to $5 billion in fiscal 2029. If Lennar stock is priced at 11.6x forward FCF, which is similar to its five-year average, it could triple within the next two years. Even if FCF compresses to 5x, it could return over 40% after adjusting for dividends. My take: Berkshire Hathaway is playing the long game. I see Berkshire's buying as a long-term vote of confidenceel. Miller made a similar point as he emphasized that the land headwind "is finite, it is visible, and every quarter of volume shortens it." However, investing in the homebuilder carries certain risks given rising interest rates. Moreover, resale listings are back above historic levels nationally, and higher in Texas and Florida, Lennar's two largest markets. The labor market is tightening too. Berkshire's stake lends Lennar credibility, but does not remove investment risk. Following the Oracle of Omaha closely taught me to separate noise from facts. If rates keep climbing, investors may need Buffett's patience. Lennar is giving up margin to keep homes moving, and it says the land headwind will not clear quickly. Miller said rate cuts would be a meaningful tailwind, but Lennar is not building its plan around them. Investors shouldn't either.

Lennar faces California lawsuit over severe home defects.

Lennar faces California lawsuit over severe home defects. By E-A-A / October 15, 2026 Homeowners across California have initiated a formal lawsuit against major homebuilder Lennar Corporation, citing severe structural deficiencies in their properties. The plaintiffs point to widespread construction flaws that threaten the overall integrity and safety of their modern residences. This class action lawsuit underscores rising anxieties regarding builder accountability within the contemporary housing market. Many buyers are speaking out about construction shortcuts and neglected warranty claims. Table of Contents The nature of the alleged construction defects. The legal complaint details alarming structural issues that have directly degraded property values and homeowner safety. Residents note that these problems go far beyond typical settling or minor cosmetic wear. Plaintiffs specifically highlight the following widespread property problems: * Significant wall cracks appearing throughout primary living spaces. * Persistent water leaks leading to extensive property damage. * Severe foundation problems compromising overall structural integrity. Water infiltration has proven particularly devastating, resulting in costly remediation work and unsafe living conditions for families. Legal representatives maintain that the builder rushed construction timelines at the direct expense of structural quality. Broader implications for the housing market. When major homebuilders prioritize speed over craftsmanship, the long-term consequences can severely damage local communities. These structural failures often force owners to navigate complex legal battles just to make their homes habitable. For those interested in the broader context of property development, exploring various architecture articles can offer valuable insights into modern building standards. Understanding how contemporary developments compare to historical architecture helps highlight where modern construction methodologies sometimes fall short. Seeking accountability and financial compensation. Because Lennar allegedly ignored repeated homeowner complaints, affected residents felt compelled to escalate the matter to a formal court proceeding. The lawsuit formally accuses the builder of negligence, breach of contract, and clear violations of established construction standards. The affected homeowners are pursuing financial compensation to cover extensive repairs, remediation, and diminished property values. As this high-profile case moves forward, it serves as a stark reminder of the critical importance of rigorous quality control in residential real estate development. Additional Reading:

Spanning approximately 70 acres across the former Grant Sawyer Building and Cashman Center sites near Las Vegas Boulevard and East Washington Avenue, The Foundry represents a significant investment in downtown's future and a collaborative effort to expand attainable homeownership opportunities. Vertical construction is expected to begin in October 2027. The community is being advanced through a visionary public-private partnership involving the City of Las Vegas, the State of Nevada and Lennar to transform underutilized downtown properties into a new residential destination serving first-time buyers, young families and others seeking to own a home in the heart of the city. "This is a great example of how we can put state property to better use, save taxpayer dollars, and expand housing opportunities for Nevada families," said Gov. Joe Lombardo. "By relocating state employees from the aging Grant Sawyer Building, we saved the state $207 million and opened the door to 1,000 new homes on this site. I want to thank Lennar and the City of Las Vegas for their partnership in getting this project to the starting line. My administration will continue working with local governments and private-sector partners to reduce barriers to development, increase housing supply, and help more Nevadans achieve homeownership." "The American Dream of homeownership should be within reach for more families, and The Foundry represents an important step toward making that possible in Las Vegas," said Lennar Las Vegas Division President Joy Broddle. "This is what a strong public-private partnership can accomplish, bringing together a shared vision and a commitment to expanding homeownership opportunities while investing in the future of downtown Las Vegas." "This is a great example of a public/private partnership that is going to benefit the entire community with high-quality, beautifully designed, living spaces that are attainable." "Today is about more than pouring concrete or moving dirt," said Ward 5 Councilwoman Shondra Summers-Armstrong. "It is about laying the foundation for a more inclusive, vibrant and accessible Las Vegas. Lennar has been a wonderful partner to the city and the state on this project, and I cannot wait to see working families move in, put down roots and call Ward 5 home."
