Requirements
  • A minimum of 3 years of prior maintenance experience is required; experience in multi-family housing, affordable housing, senior housing, or property management maintenance is preferred.
  • A valid driver's license and automobile insurance are required, along with reliable transportation for travel between properties and job sites.
  • Strong knowledge of plumbing, electrical, heating, ventilation, and air conditioning, carpentry, and general building systems.
  • Verbal and written communication skills for communicating with residents, third-party contractors, property managers, owners, and office team members.
  • Ability to use hand tools, power tools, and diagnostic equipment.
  • Ability to diagnose and repair electrical, plumbing, and mechanical malfunctions.
  • Knowledge of heating, ventilation, and air conditioning systems and various appliances.
  • Ability to operate a computer or phone for communication.
  • Availability for on-call and emergency maintenance duties.
  • Consistent, reliable attendance and the ability to maintain regular and predictable attendance.
  • Ability to follow company safety policies and procedures and help maintain a safe work environment.
Responsibilities
  • Perform routine maintenance tasks, including plumbing, electrical, heating, ventilation, and air conditioning, carpentry, and painting.
  • Diagnose and repair issues in apartments and common areas promptly and efficiently.
  • Conduct regular inspections of building systems and equipment to identify and address potential issues.
  • Collaborate with contractors and other team members to complete projects on time and within budget.
  • Implement and follow a preventative maintenance schedule to extend the life of building systems and equipment.
  • Complete monthly, quarterly, annual, seasonal, and property-specific maintenance tasks.
  • Keep detailed records of maintenance activities and repairs.
  • Monitor and maintain inventory of maintenance supplies and equipment.
  • Identify potential equipment failures or property risks before they become emergencies.
  • Participate in the after-hours on-call rotation when assigned.
  • Assess emergency situations and take immediate action to protect residents, staff, visitors, and property.
  • Follow company emergency response procedures and escalate matters to management as required.
  • Provide customer service to residents by addressing maintenance requests and concerns in a professional manner.
  • Communicate with property management and residents regarding maintenance issues and resolutions.
  • Prepare vacant units for occupancy within company-established timelines.
  • Complete punch lists, repairs, paint, cleaning coordination, appliance checks, and final quality items.
  • Repair or coordinate repair of drywall, flooring, cabinetry, doors, locks, windows, fixtures, appliances, and other unit components.
  • Ensure units meet company move-in quality standards before resident possession.
  • Ensure maintenance work complies with local building codes, safety regulations, company policies, Occupational Safety and Health Administration expectations, Fair Housing principles, and property-specific compliance requirements.
  • Use proper personal protective equipment and safe work practices.
  • Follow lockout/tagout, ladder safety, chemical handling, electrical safety, equipment use, and hazard communication practices as applicable.
  • Report unsafe conditions, incidents, property damage, resident concerns, or policy violations promptly.
  • Record work order details, inspection findings, supply needs, and completed repairs accurately and promptly.
  • Maintain organized maintenance records, logs, inventory lists, keys, tools, equipment, and storage areas.
  • Assist with ordering, receiving, and tracking supplies within property budget expectations.
  • Submit required reports, checklists, photos, notes, receipts, and documentation as requested.
  • Attend required meetings, trainings, and safety sessions.
Desired Qualifications
  • Technical school or vocational training in building maintenance or a related field.
  • Experience in multi-family housing, affordable housing, senior housing, or property management maintenance.
