Requirements
  • Must be at least 18 years of age.
  • Must be able to read, write, speak, and understand the English language.
  • Must be able to follow oral and written instructions.
  • Must have a basic knowledge of mechanical equipment, carpentry, and general maintenance procedures.
  • A current, valid license to operate a vehicle in the state of Maine and a driving record that is satisfactory to the company may be required.
  • Must complete a criminal history record check to the satisfaction of the company.
  • Must provide proof of immunization for measles, mumps, rubella, and varicella.
  • Must not pose a direct threat to the health or safety of other individuals in the workplace.
Responsibilities
  • Maintain the interior and exterior of the building, equipment, and grounds in accordance with applicable regulations, established standards, and company policies and procedures.
  • Plan, oversee the implementation of, and perform routine maintenance and repair on the facility and equipment, including basic plumbing, plastering, electrical, carpentry, and mechanical work.
  • Monitor and direct the day-to-day operations of the maintenance department, including compliance with preventive maintenance schedules.
  • Perform routine maintenance on grounds, parking areas, driveways, and related outdoor areas, including cutting, mowing, watering, trimming, policing, sweeping, and snow removal.
  • Clean indoor and outdoor windows and screens.
  • Replace burned-out light bulbs, including exit lights, overhead lights, fluorescent lights, room call lights, and outdoor lights.
  • Service heating and cooling units and systems according to manufacturer specifications.
  • Perform janitorial duties, including floor and carpet cleaning and refuse disposal.
  • Conduct routine inspections of company vehicles and schedule general repairs, routine service, and preventive maintenance.
  • Conduct and document monitoring activities for facility fire-safety systems and equipment.
  • Participate in the evaluation of maintenance technicians as directed by the Executive Director.
  • Participate in safety and other committees as directed by the Executive Director.
  • Organize workload to accommodate resident needs and ensure that assigned tasks are completed.
  • Perform services in recognition of each resident’s rights and maintain confidentiality of residents’ protected health information.
  • Immediately report complaints, grievances, allegations of resident-rights violations, occupational exposures, accidents, incidents, injuries, and unsafe or hazardous conditions in accordance with facility policies and procedures.
  • Conduct orientation and training as directed by the Administrator or Program Coordinator.
  • Attend required continuing-education programs to maintain knowledge of issues affecting elderly residents and facility policies and procedures.
  • Follow established safety and infection-control policies and procedures and use appropriate personal protective and safety equipment.
  • Use, clean, store, and dispose of equipment, supplies, and chemicals in accordance with training, manufacturer recommendations, and facility procedures.
  • Maintain order, safety, and security of storage areas.
  • Monitor and report the need for replacement equipment and supplies.
  • Work beyond normal duty hours, on weekends, and in other positions when assigned or necessary.
  • Participate in the maintenance on-call rotation and respond to emergency callbacks when designated.
