  • Bachelor’s degree, high school diploma or GED, one to three months of related experience and/or training, or an equivalent combination of education and experience.
Responsibilities
  • Provide service to residents, prospects, and visitors to the community.
  • Lease apartments in accordance with occupancy goals.
  • Follow Fair Housing Standards in all dealings with prospects and residents.
  • Conduct outside marketing under the direction of the Assistant Manager and Community Manager.
  • Conduct application reviews, including credit and income verifications and background checks.
  • Complete lease paperwork and resident files, including leases, addenda, documentation, and signatures.
  • Ensure leased apartments are ready before move-in, including completing final inspections.
  • Follow up with residents throughout their lease terms and promote the annual renewal campaign.
  • Manage lease renewals and complete renewal documents.
  • Complete tasks necessary to operate the leasing office.
  • Perform daily opening and closing procedures, including marketing inspections of the model, leasing path, and amenities areas.
  • Answer phone calls, emails, and voicemails.
  • Inspect signage, including bootlegs, banners, balloons, and brochures.
  • Maintain the leasing office and clubroom appearance, including vacuuming and cleaning as needed.
  • Prepare cookies or restock candy, beverages, and coffee each morning, and notify the Community Manager when supplies are needed.
  • Greet prospects, show apartments, and coordinate the leasing process.
  • Review applications and provide information to the Assistant Community Manager for verification.
  • Maintain Guest Cards and the leasing notebook.
  • Follow up on prospect traffic with a same-day thank-you email and a phone call within 24 hours.
  • Review leads weekly and ensure follow-up communication notes are complete.
  • Archive inactive leads and keep leads and applicants up to date in Entrata.
  • Enter prospect information into Entrata and follow up to retrieve incomplete information.
  • Forward completed lease files to the Assistant Community Manager for review and approval, then send copies to residents and file them properly.
  • Enter work orders into Entrata with the Maintenance Team, follow up when work cannot be completed within 24 hours, file work orders, and notify the Community Manager of problems.
  • Complete renewal-effort tasks as necessary.
  • Conduct outside marketing under the direction of the Assistant Manager and Community Manager.
  • Complete audits of lease files and Entrata data as instructed.
  • Stay current on competitor rental rates, features, and specials to overcome objections when marketing apartments.
  • Assist the Assistant Community Manager with roommate matching processes and communication.
  • Communicate resident requests and issues during the turn process to the Assistant Manager and Maintenance Supervisor.
  • Coordinate the move-in process with new residents and complete the lease packet at move-in.
  • Enter gate codes and distribute parking decals.
  • Obtain utility hook-up verification from residents.
  • Forward water-submetering hook-up sheets to the Assistant Community Manager when applicable.
  • Confirm resident contact information and demographics in Entrata.
Desired Qualifications
