Requirements
  • A bachelor's degree plus three or more years of supervisory experience in a property or housing management position, or an equivalent combination of related education and experience.
  • An Accredited Residential Manager or Certified Apartment Manager credential, or willingness to obtain one within one year of hire.
  • A valid driver's license and current automobile insurance are required.
  • Computer skills and math ability are required.
  • Accurate typing and record-keeping skills are required.
  • Proficiency in Microsoft Word, Excel, and Outlook is required.
  • Knowledge of Entrata is required.
  • The ability to complete necessary paperwork and meet all deadlines is required.
  • Customer service skills are required.
  • The ability to communicate effectively and professionally in a fast-paced environment is required.
  • Skills in managing and motivating people are required.
Responsibilities
  • Manage all operational phases of the property to ensure customer satisfaction, fiscal stability, and good physical condition.
  • Manage all actions that involve or influence the property.
  • Review occupancy reports for compliance with applicable laws, rules, and regulations.
  • Conduct surveys of local rental rates and participate in establishing rental rates.
  • Conduct analyses of operating expenses.
  • Create and implement a management plan, including an operating budget and capital budget.
  • Study housing demands and recommend policies and physical changes to remain competitive.
  • Implement resident retention programs.
  • Direct the administrative activities of office staff.
  • Establish performance goals for on-site staff and direct staff toward their completion.
  • Coordinate and supervise contracted services.
  • Inspect the property daily, or assign qualified personnel to perform the inspection in the manager's absence.
  • Prepare and review periodic reporting, including routine and unscheduled reports.
  • Keep supervisors, clients, and owners advised of significant operating problems and deviations from the management plan.
  • Report accidents, environmental issues, and possible legal problems immediately.
  • Be accountable to owners, clients, and regulatory agencies governing the property's interests.
  • Provide customer service to residents.
  • Select, train, motivate, coach, counsel, and discipline on-site personnel.
  • Recommend personnel hires, transfers, promotions, terminations, and applicable compensation.
  • Complete annual employee performance evaluations.
  • Provide leadership, supervision, and support for resident or community directors and student resident or community advisors.
  • Establish working relationships with safety and health officials.
  • Network in local professional and civic organizations and with local higher education officials.
  • Manage the property's public relations.
  • Exercise risk management by identifying and correcting potential liability issues and minimizing exposure and losses.
  • Investigate resident disturbances, violations, and complaints and resolve problems in accordance with established laws and regulations.
  • Manage resident issues involving mediation and adjudication.
  • Manage evictions and resident unit transfers as needed.
  • Participate in the due diligence process if a property is acquired or sold.
