- Ensure the physical and mechanical upkeep of the property.
- Maintain, paint, and clean the interior and exterior of the property.
- Perform maintenance work, including mechanical work and code work; check fire alarms; and complete capital improvement projects in-house.
- Schedule capital improvement projects and apartment work.
- Set the scope of outside-contractor projects, obtain bids, check contractors, and submit completed improvement work for approval.
- Repair appliances, including refrigerators, stoves, and dishwashers, and obtain prices and quotes for appliances when necessary.
- Repair boiler machinery, keep it in good working condition, and complete monthly inspection reports.
- Perform snow removal where applicable.
- Order pool supplies and ensure they are maintained properly where applicable.
- Maintain good tenant relations and inform the General Manager of potential or existing problems.
- Manage night and weekend maintenance staff, including bus drivers where applicable.
- Ensure maintenance staff complete work orders in a timely, professional, and courteous manner.
- Hire and terminate maintenance staff in cooperation with the General Manager, including cleaners, painters, grounds people, and courtesy officers.
- Ensure maintenance staff payroll is submitted accurately and on time.
- Work with the General Manager daily on scheduling, budgeting, and related matters.
- Additional education is preferred.
- A minimum of two years of supervisory experience is preferred.
