Upper Marlboro industrial property home to data center contractor sells for $57M. A San Francisco real estate investment management firm has acquired a 203,000-square-foot industrial property in Upper Marlboro for $56.6 million. Stockbridge bought the Class A industrial facility at 8511 Pepco Place, about six miles south of the Downtown Largo Metro station, from Boston-based TA Realty. It's half a mile east of the Capital Beltway and essentially adjacent to Joint Base Andrews. The deal closed on Sept. 16, according to Cushman & Wakefield, which represented TA Realty. The 13-acre property last traded hands in 2022, when TA Realty acquired it from a Sonepar affiliate for $56.2 million, according to the Maryland Department of Assessments and Taxation. It was valued at $54.7 million as of January 2024. The building, constructed in 2008, is fully leased to Harris Co., one of the nation's largest mechanical contractors. Harris Co. was founded in 1948 and has recently become a major contractor for data center hyperscalers - massive data center complexes that occupy millions of square feet. The company had previously leased about 34% of 8511 Pepco Place but recently expanded its footprint to the entire building. Harris Co. also occupies 75,000 square feet at 8520 Pepco Place, the adjacent building owned by an affiliate of Swedish private equity firm EQT. Jonathan Carpenter, executive managing director at Cushman & Wakefield, said in a news release that Harris' recent expansion on the property speaks to the company's strength as the region's data center sector continues to expand. Data center industry buzz has driven sustained demand for industrial space in Greater Washington, positioning the Pepco Place property to benefit from Harris Co.'s growth, Carpenter added. Carpenter helped execute the deal alongside Cushman's Graham Savage, Dawes Milchling and James Check. The building features a 190-foot truck court, 26 dock doors, two drive-in doors, 218 parking spaces and about 75 trailer positions. The sale is a buyer-seller reversal of a summer deal in which Stockbridge sold the 13-building Featherstone Industrial Park in Woodbridge, which it co-owned with Arlington-based Rosenthal Properties, to TA Realty for $132 million. TA Realty also recently acquired an approved data center site in Sterling from Chuck Kuhn's JK Land Holdings for $60 million. * Pr. Flint Development secures massive lease deal for its Northern Virginia warehouse. Electrical contractor J.E. Richards signed a 935,000-square-foot lease for an industrial space in Stafford, Va., in what is one of the biggest single-tenant deals of its kind in the northern Virginia market. The property is located near Stafford Regional Airport at 211 Centreport Parkway and just off Exit 136 of I-95. Also known as Capital 95 Logistics, the building was finalized in June by Contegra Construction Co. The agreement extends throughout a 10-year period with 500 J.E. Richards employees expected to move into the warehouse before the end of the year. JLL's John Dettleff represented the landlord, Flint Development, while Michael DiMeglio and Michael Isen of NAI Michael negotiated on behalf of the tenant. "Centreport Parkway was once a prime location for regional distribution because of its combination of scale and proximity to Washington, D.C.," Dettleff said. "Today, it has become main-on-main industrial space within one of the region's newest data center markets." To get a sense of the magnitude of this deal for the Northern Virginia industrial market, another recent notable lease in the area was signed by office supply firm Guernsey. This deal, for a much more modest 61,000 square feet at 45070 Old Ox Road in Dulles, Va., was the largest deal across the market in the second quarter. "Over the last year, we've seen a significant increase in large-scale industrial leasing activity across the metro D.C. and D.C.-Richmond corridor markets, particularly for spaces of 250,000 square feet or more," Dettleff said. "Increasingly, that demand is coming from companies supporting the data center industry, including manufacturers and other specialized users." Examples of such transactions include TA Realty's $132 million acquisition of Woodbridge industrial park - a 13-building portfolio - in July, as well as The Silverman Group's $203 million deal for a 1.4-million-square-foot industrial portfolio in January. The sale included 50 buildings in Maryland and Virginia.
