Requirements
  • A high school diploma or GED equivalent is required.
  • Two years of experience in the multifamily industry are required.
  • Employment history must demonstrate property management, sales, marketing, and customer service experience sufficient to assist with apartment-community operations, resolve customer issues, complete financial records and reports, increase sales revenue, and coordinate team work.
  • The ability to read, write, and communicate effectively is required to comprehend and complete legal documents, explain apartment features, and answer questions about property operations.
  • Mathematical skills are required to perform basic arithmetic and calculate percentages for financial records, budgets, and fiscal reports.
  • Understanding of property operations, lease terms, lease enforcement, and collections is required.
  • The ability to apply written, oral, or diagrammed instructions and solve problems involving several concrete variables in standardized situations is required.
  • Proficiency with internet, word-processing, spreadsheet, and database-management programs is required.
  • Strong proficiency with property-management software, preferably Yardi and/or OneSite, is required.
  • A current valid driver's license is required.
  • The employee must meet predictable attendance and punctuality expectations and be able to perform the essential job functions.
  • The employee must be able to work scheduled weekends and perform essential job functions unaccompanied.
  • The employee must be able to access all exterior and interior areas of the property, walk extended distances, navigate stairs, and operate golf carts where applicable.
  • The employee must be able to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Complete daily financial transactions by collecting and posting rent, fees, and other payments, preparing bank deposits and financial reports, recording transactions in the property-management system, and reconciling transactions with bank records.
  • Review and submit vendor, contractor, and service-provider invoices for payment by reconciling work or products, obtaining approvals, coding charges to chart-of-account codes, and coordinating communication among vendors, accounting, and the client or owner.
  • Enter approved bills into the property accounting system, scan invoices to the community data drive, and submit them to accounting for processing.
  • Review resident files and accounting records for unpaid or late fees, communicate with residents about outstanding balances, implement delinquency-collection procedures, and enforce leases.
  • Follow established eviction procedures, including notice requirements, resident evictions, and property representation in court hearings and eviction proceedings.
  • Process resident move-outs by reviewing lease and notice requirements, applying applicable deposits and lease-cancellation fees, and processing dispositions in accordance with procedures and legal requirements.
  • Respond to resident complaints, questions, and requests and take appropriate action to resolve service issues and promote resident satisfaction and retention.
  • Act as the on-site supervisor when the Community Manager is absent by organizing and delegating daily work, coordinating maintenance and make-ready tasks, and managing community operations in compliance with company policies and procedures.
  • Assist with client and owner relationships by attending meetings, conducting property tours, providing property-performance updates, and responding to owner requests.
  • Support leasing and marketing efforts by greeting prospects, collecting guest-card information, showing apartments and models, closing leases, obtaining lease deposits, and assisting with rental applications and credit verification.
  • Complete accounting, financial, administrative, and other reports and perform other assigned duties.
  • Maintain required attendance and punctuality and comply with company policies and performance expectations.
  • Work scheduled hours, including weekends when assigned, and perform essential job functions independently.
  • Make routine local trips for bank deposits, training classes, and other duties as needed.
Desired Qualifications
  • Experience with Yardi and/or OneSite property-management software is preferred.
