Requirements
  • A bachelor's degree in marketing, communications, or a related field.
  • At least 5 years of marketing experience, including strategic marketing plans and tactics, agency partner management, and digital and traditional marketing vehicles.
  • Experience with data-based decision-making using analytics to set and evaluate marketing programs.
  • Experience using customer relationship management systems and/or marketing automation to drive business results.
  • Ability to read, write, and speak fluently in English.
  • Ability to hear and use sufficient vision to operate office equipment.
  • Ability to use hands and fingers to operate standard office equipment.
  • Ability to drive an automobile for required travel.
  • Ability to occasionally lift up to 20 pounds.
  • Transportation is required.
Responsibilities
  • Develop comprehensive marketing plans covering audience selection, offer and messaging strategy, vehicle selection, creative development, evaluation, and optimization in alignment with goals.
  • Develop, manage, and execute annual and quarterly marketing strategies and plans.
  • Partner with the Vice President of Sales to align marketing programs with goals.
  • Manage agencies creating online and offline marketing initiatives, including direct mail, email, collateral, signage, displays, online and offline advertisements, events, and web page content.
  • Provide agency partners with effectively written creative briefs and evaluate creative output against those briefs.
  • Own the division's lead-management database messaging capabilities, including triggered emails, email blasts, and messages sent on behalf of individual communities or at the request of sales counselors.
  • Attend weekly sales meetings and conduct community visits to build rapport with sales agents.
  • Monitor online and community trends and competitive activity as the local market expert.
  • Manage the marketing budget and analyze program performance, tying results to division objectives and strategies.
  • Set performance goals and deliver programs that optimize cost per lead, cost per sale, and return on investment.
  • Monitor weekly community traffic to identify trends, evaluate communities behind traffic or sales goals, and recommend marketing-plan improvements.
  • Use Salesforce and Pardot to measure marketing effectiveness, gain insight into performance by traffic source, optimize the media mix, and prioritize vehicles driving results.
  • Review Google Analytics and digital media reports, ask probing questions, guide agency partners, and optimize the media mix to drive return on investment.
  • Issue ongoing and ad hoc performance reports to key constituents.
  • Visit model homes and sales offices to assess presentations, signage, and collateral.
  • Assist community sales with on-site promotional support and self-marketing efforts.
  • Evaluate and manage online content for brand-standard adherence and improved conversion metrics.
  • Book and manage new community photo shoots, update the photo library, and update the company website with new model photography.
  • Perform other assigned tasks.
