  • Close, distance, color, and peripheral vision, depth perception, and ability to adjust focus.
Responsibilities
  • Complete assigned resident service work orders within 24 to 48 hours by diagnosing defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements; perform routine property upkeep.
  • Prepare vacant apartments for leasing and new move-ins by conducting pre-move-out inspections, creating maintenance punch lists, scheduling vendors and contractors as needed, obtaining supplies and materials, completing maintenance tasks, and inspecting completed work.
  • Follow procedures for obtaining materials, supplies, equipment, tools, and other items from the maintenance shop; track inventory used, return unused items, and notify the maintenance supervisor about reordering needs.
  • Complete service-request documentation and other paperwork accurately and promptly so requests can be documented and tracked.
  • Maintain grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost-cutting and expense-control programs by repairing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly.
  • Periodically inspect contractor, vendor, and service-provider work to verify that work, materials, and services meet required quality standards, scope, and specifications.
  • Comply with company safety and risk-management policies by attending routine safety meetings, completing required OSHA and other safety-related training, and reporting accidents and incidents promptly and accurately.
  • Serve residents and others respectfully; interact face-to-face with residents and the service team, answer resident questions, respond sensitively to maintenance-service complaints, and complete assigned work orders efficiently and urgently.
  • Assist with routine and periodic in-person property inspections to identify safety and risk-management concerns, keep the property in good repair, and communicate physical property needs to management.
  • Work with on-site team members to prioritize solutions and provide frameworks that support journey metrics.
  • Understand issues and opportunities and address them through innovative solutions.
  • Engage with residents, prospective residents, associates, and stakeholders to understand their needs and represent company culture and values.
