(MDT). The combined transaction totaled $19.641 million at an 8% cap rate and included: * 6754 Kirbyville Street in Houston, Texas | 70,250 sq. ft. built in 1962. * 282 Cane Creek Road in Fletcher, North Carolina | 126,000 sq. ft. built in 1992. Material Differences Technologies is a leading value-added distributor and manufacturer of resin products. Both properties will operate on new 20-year absolute triple net leases and are strategically positioned near major transportation corridors.
