Neoclouds explained: GPU providers behind the AI boom face a $3.5T impairment risk

Neoclouds, specialist providers that rent out GPU capacity for AI training and inference, have gone from unknown startups to listed companies with contracts worth billions of dollars. CoreWeave, Nebius and IREN lead the listed group; Lambda, Crusoe and Fluidstack remain private. Their shares fell hard in October 2026. CoreWeave dropped 29%, leaving it valued at about $34 billion against a 2025 peak of about $90 billion; Nebius fell 27% and IREN 32%. CoreWeave's unsecured debt yielded about 15%. On October 14, 2026, Gartner predicted that more than 80% of neocloud providers will stop operating independently by 2030. It also warned that more than $3.5 trillion of AI infrastructure spending could face impairment. Demand remains strong. CoreWeave co-founder Brannin McBee said nearly all of its 2027 capacity is sold.

The project is planned to deliver approximately 300MW of capacity, with initial operations targeted for 2028. IREN plans to offer AI cloud services from Badajoz, including managed services, to customers seeking greater choice over where their AI workloads run and how their data and infrastructure are managed in Europe. The campus is part of IREN's announced portfolio of more than 5GW of grid-connected power across North America, Europe and Asia-Pacific, positioning IREN to serve customers with different data residency requirements in each region. "For customers in Europe, sovereign AI starts with two questions: where their data sits and who's running the infrastructure," said Daniel Roberts, Co-Founder and Co-CEO of IREN. "That's what IREN Europe is for: our own sites, run by our own people, with a board that's accountable in Europe. Ángel and Roberto have spent their careers building and financing infrastructure globally and in Iberia, and Badajoz is the first project in Europe." The Badajoz campus At Badajoz, IREN has secured grid-connected power and the civil works license for its planned 300MW campus. IREN continues to be in close consultation with local, regional and national authorities as the project advances. The campus is designed around closed-loop liquid cooling, which requires minimal water for cooling. It's also designed for compatibility with NVIDIA DSX AI Factory Platform. IREN establishes European leadership IREN has appointed Ángel Corcóstegui as Chair of the newly established board of directors of IREN Europe, the holding company for its European operations. Roberto Purcaro has been appointed Executive Director for Europe and joins the board. IREN entered Europe in June 2026 with the acquisition of Nostrum Group, a Spain-based data center developer, and its team of more than 60, led by Gabriel Nebreda, Chief Executive Officer of IREN Spain. Corcóstegui served as First Vice Chairman and Chief Executive Officer of Banco Santander, where he led the integration of Banco Santander and Banco Central Hispano. He co-founded Magnum Capital, a private equity firm focused on Spain and Portugal. His infrastructure and energy experience includes chairing the engineering group Eptisa, Magnum Capital's control of the Portuguese wind operator Iberwind from 2008 to 2015, and a current seat as independent director of Moeve. Purcaro brings more than 25 years of international experience in infrastructure, energy transition and digital infrastructure. Most recently, as Global Head of Complex Opportunities and Head of Italy at Macquarie Capital, he led the structuring of large-scale transactions involving multinational corporations, sovereign institutions and global investors. "Spain has exceptional conditions to become a European hub for AI digital infrastructure, thanks to its excellent connectivity and abundant, competitive renewable energy," said Corcóstegui. "It is an honor to chair IREN Europe and I look forward to helping execute our growth plans." "Badajoz is where IREN Europe begins," said Purcaro. "IREN develops its own sites and operates them directly, and that's how we'll work in Europe. Our focus from here is the campus and the customers who'll use it." Managed AI cloud services in Europe Following the completion of its acquisition of Mirantis, IREN's software capabilities, including k0rdent AI, can provision and manage AI infrastructure. These capabilities include workload isolation and operational controls that can help customers address data residency, security and governance requirements. k0rdent AI also integrates NVIDIA technologies, including NVIDIA Infra Controller (NICo) and NVIDIA Run:ai, into its unified platform. Why Iren is the one AI stock to hold through a bubble scare, with a $4B revenue target

Iren (NASDAQ: IREN), an AI cloud provider, is drawing bullish attention despite recent bearish headlines. Gartner projects 80% of neoclouds will cease independent operations by 2030, which could make Iren's capacity more valuable through supply constraints. CoreWeave's bonds have reached 15% yields, but Iren's balance sheet is stronger. Its current ratio is 3.55, against CoreWeave's 0.46. Iren has a 5.8-gigawatt pipeline and expects to deliver 300 megawatts by 2026 and 800 megawatts by the end of 2027. Customer prepayments cover 45% to 55% of GPU capital expenditures, and the company targets $4 billion in annual recurring revenue by year-end. Iren reports earnings in November, after major tech companies report in late October.

Redbank could lift IREN's Australia pipeline to 1.7GW.

Redbank could lift IREN's Australia pipeline to 1.7GW. IREN proposes 900MW Redbank data center campus in New South Wales; approvals pending, shares fall. October 14, 2026 * IREN proposed a 900MW Redbank data center campus in New South Wales, outside its secured 5GW power portfolio. * The project remains in early assessment, with grid connection and NSW planning approvals pending. * Construction is expected in phases over six to eight years, potentially lifting IREN's Australian pipeline to 1.7GW. * IREN shares declined in premarket trading and closed Tuesday at their quarterly low amid AI cloud stock weakness. On Tuesday, Bitcoin miner IREN Limited outlined early plans for a 900-megawatt data center campus in New South Wales, Australia, via a post on X. The proposed Redbank site is the first outside the company's announced 5-gigawatt secured-power portfolio. - Advertisement - Discover more Trade Crypto Now Track Stock Market Trade Forex However, the company told investors the project is "not included in our announced 5GW secured-power portfolio" and remains at the early assessment stage. Redbank would need a grid connection and New South Wales planning approvals before construction can begin. Consequently, IREN has not announced a transmission connection agreement for Redbank, unlike its 800MW Bundey campus in South Australia. According to a Capital Brief report, the company could spend more than $10 billion on Redbank and pay Wagga Wagga City Council more than $200 million over 30 years. The report said grid connection is targeted for 2029, with construction phased over six to eight years. If completed, Redbank could lift IREN's Australian development pipeline to 1.7GW. IREN plans to file a scoping report by the end of October and will hold community sessions on November 4 and November 5. The company's annual SEC filing listed nine data center projects, but Redbank was not among them. - Advertisement - IREN shares were down 0.4% in early trading Wednesday after closing at $34.80 on Tuesday, matching their quarterly low. The decline came amid broader weakness in AI cloud stocks and concerns about data center spending. Stay in the loop. Join 1.2K Smart Traders
