Requirements
  • A Bachelor's degree in Construction Engineering Management or a similar degree, or commensurate experience in the construction field in lieu of a degree.
  • At least 6 years of applicable commercial construction management experience.
  • At least 3 years of experience with construction software platforms.
  • At least 2 years of experience leading project teams.
  • Excellent management and leadership skills.
  • Computer literacy with proficiency in Excel, Word, and Outlook.
  • Excellent command of critical path scheduling.
  • Complete understanding of plan specifications, scopes of work, and other necessary construction documents.
  • Excellent written, verbal, and interpersonal communication skills.
  • Ability to work within tight deadlines and stressful situations.
  • Advanced problem-solving and analytical skills.
  • Ability to work independently and collaboratively in a team environment.
  • Ability to work successfully in a fast-paced, high-energy environment.
  • Must have, or complete within six months of hire, CPR and first aid certifications and OSHA 10 training.
  • Must be available to work flexible hours consistent with a Project Manager in the construction industry.
Responsibilities
  • Successfully manage assigned commercial construction projects.
  • Manage day-to-day project operations, including the project budget, client relationships, subcontractor relationships, and project staff.
  • Ensure projects are completed on time, on budget, safely, and with quality in partnership with the Project Superintendent.
  • Nurture positive relationships with owners and architects.
  • Understand owner contract requirements.
  • Perform constructability reviews in partnership with Project Superintendents.
  • Partner with estimating and Senior Project Managers for bidding in the submarket and guaranteed maximum price development.
  • Develop project schedules in partnership with Project Superintendents and identify key schedule risks, including long-lead procurement items.
  • Write and review contractual obligations.
  • Verify permitting, local licenses, and approvals required to begin work.
  • Ensure project insurance, including builder's risk insurance and bonds, is obtained before work begins.
  • Partner with Project Superintendents to ensure project start-up requirements are met.
  • Participate actively in pre-construction activities related to estimating, bidding, project logistics, and similar responsibilities.
  • Understand, identify, and manage project risk and profitability.
  • Proactively assess project staffing needs and address deficiencies.
  • Resolve the project budget into scopes of work and executed contracts while improving project profitability.
  • Understand current cost expenditures and forecast cost projections.
  • Manage the project quality assurance and quality control process in partnership with the Project Superintendent.
  • Prepare and present accurate monthly project reviews.
  • Manage project documentation processes.
  • Understand specifications and drawing requirements.
  • Manage the submittal process.
  • Manage the request for information process in partnership with the Project Superintendent.
  • Manage project-specific owner insurance obligations.
  • Manage procurement, including buyout.
  • Manage the change management process.
  • Set up and coordinate weekly job meetings and prepare meeting minutes.
  • Review outside inspection reports.
  • Manage project cash flow.
  • Manage the monthly owner billing process.
  • Review and approve monthly invoices from subcontractors and suppliers.
  • Produce job status reports and profit projections.
  • Maintain project schedules, quality, and safety in partnership with the Project Superintendent.
  • Manage delivery of closeout documents and owner training.
  • Implement the one-year warranty and manage activities throughout the warranty period.
  • Create and process final change orders.
  • Produce final cost accounting for the job.
  • Manage the punch list process.
  • Obtain final sign-off from all authorities having jurisdiction agencies in concert with the Project Superintendent.
  • Identify contractual substantial-completion requirements and obtain notices for substantial and final completion.
  • Protect project lien rights.
  • Initiate the post-closeout review.
  • Oversee subordinate employee growth.
  • Assess current and future training needs for subordinate employees.
  • Deploy training methods consistent with company standard procedures.
  • Provide opportunities for ongoing employee development.
