Requirements
  • A Bachelor's degree in Construction Management or Engineering is required.
  • At least 6 years of progressive experience in construction special projects is required.
  • Proficiency with Microsoft Office, Microsoft Project or P-6, PowerPoint, and Timberline is required.
  • Expert knowledge of Vista is required.
  • Ability to develop detailed project schedules is required.
  • Solid understanding of the building permit process and all building trades, including mechanical, electrical, and plumbing, is required.
  • Experience establishing and maintaining high-level safety practices is required.
  • Strong interpersonal communication skills are required.
  • Proficiency in a negotiated, customer-service-based project delivery environment is required.
  • OSHA 10 certification is required.
  • A strong skill set as a builder and in project management, with a solid record of success, is required.
Responsibilities
  • Participate in and may lead Middle Game and End Game business development activities, including developing responses for requests for qualifications and requests for proposals.
  • Review contracts, address areas of risk, and communicate them to the project team.
  • Manage the bid process for new projects, including creating, managing, and distributing detailed instructions to bidders for all scopes of work; ensuring depth of coverage and accuracy; and identifying risks and mitigation options.
  • Plan and execute the subcontractor buyout and selection process, including developing and executing subcontract agreements and exhibits, and resolve subcontract issues with minimal oversight.
  • Create, assemble, and manage the project control estimate.
  • Perform or supervise project management activities including estimating, preconstruction, scheduling, procurement, submittals, change orders, requests for information, budgeting, financial reporting, cost forecasting and management, billing, schedule adherence, LEED, quality control, and turnover or close-out.
  • Identify and plan required project permits, inspections, and tests.
  • Manage the project procurement plan and log, identify risks, and determine options to mitigate procurement risks.
  • Manage client relationships and owner-architect-contractor activities, including meetings and communications with the owner and design team and leading site walks.
  • Ensure the timeliness and accuracy of the document control process.
  • Use available resources such as virtual design and construction, sustainability, Lean practices, Bradley, SPW, and XL Shop to improve team and project efficiency and effectiveness.
  • Collaborate with superintendents and field management to plan, organize, and direct site activities, resolve field issues, and determine risk-mitigation measures.
  • Build and maintain relationships with the project team, clients, owners' representatives, design team, subcontractors, and other stakeholders.
  • Supervise and take responsibility for training and developing project staff, including Project Engineers, Project Coordinators, Project Accountants, and other personnel.
  • Promote company culture, policies, procedures, ethics, and professionalism.
  • Promote the company's safety culture and practices and provide supervision of construction safety policies, procedures, and practices.
