Requirements
  • A high school diploma or GED equivalent.
  • Two years of experience in the multifamily industry.
  • Employment history demonstrating property management, sales, marketing, and customer service experience sufficient to assist with apartment-community operations, resolve customer complaints and issues, complete financial records and reports, increase sales revenue, and coordinate team work.
  • Ability to read, write, and communicate effectively to comprehend and complete legal documents, explain apartment features, and answer property-operation questions.
  • Mathematical ability to perform calculations and percentages for financial records, budgets, and fiscal reports.
  • Understanding of property operations, lease terms, lease enforcement, and collections.
  • Proficiency with internet, word-processing, spreadsheet, and database-management programs.
  • Strong proficiency with property-management software, preferably Yardi and/or OneSite.
  • A current valid driver's license.
  • Ability to meet predictable attendance and punctuality expectations, work scheduled weekends, and perform essential job functions independently.
  • Ability to access all areas of the property, walk extended distances, navigate stairs, operate golf carts where applicable, and lift up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Complete daily community financial transactions, including collecting and posting rent and other payments, preparing bank deposits and financial reports, and reconciling transactions with bank records.
  • Review and submit vendor, contractor, and service-provider invoices for payment, including reconciling work or purchases, obtaining approval, coding charges, and coordinating communication among stakeholders.
  • Enter approved bills into the property accounting system, scan invoices to the community data drive, and submit invoices to accounting for processing.
  • Review resident files and accounting records for unpaid or late fees, communicate with residents about outstanding balances, implement delinquency-collection procedures, and enforce leases.
  • Follow established eviction procedures, including notice requirements, resident evictions, and property representation in court hearings and eviction proceedings.
  • Process resident move-outs by reviewing lease terms and notice requirements, applying applicable deposit and lease-cancellation fees, and processing dispositions according to procedures and legal requirements.
  • Respond to resident complaints, questions, and requests and take appropriate action to resolve service issues and promote resident satisfaction and retention.
  • Act as the on-site supervisor when the Community Manager is absent by organizing and delegating daily work, coordinating maintenance and make-ready tasks, and managing community operations in compliance with company policies and procedures.
  • Assist with client and owner relationships by attending meetings, conducting property tours, providing property-performance updates, and responding to owner requests.
  • Support leasing and marketing efforts by greeting prospects, gathering guest-card information, showing apartments and models, closing leases, obtaining lease deposits, and assisting with rental applications and credit verification.
  • Complete accounting, financial, administrative, and other reports and perform other assigned duties.
  • Participate in community service and industry-related association activities that support company and professional-development goals.
  • Make routine local travel for bank deposits, training classes, and other business responsibilities.
