Requirements
  • Bachelor's degree (BA/BS) in Engineering, Architecture, Construction Management, or a related field, or an equivalent combination of education, professional credentials, and directly relevant capital-project experience.
  • At least 7 years of work experience in project management or project architecture, including at least 3 years managing multiple and/or highly complex projects.
  • Strong project management skills covering design, construction, occupancy, schedule, and budget management.
  • Familiarity with construction site safety protocols.
  • Ability to develop and maintain successful user relations for smooth project integration and delivery.
  • Ability to identify construction-quality defects during site walk-throughs.
  • Knowledge of financial terms and principles applicable to design and construction processes.
  • Ability to comprehend, analyze, and interpret complex business documents, including general and industry-specific financial terms and principles.
  • Ability to set aggressive but achievable deadlines and remain accountable for meeting them.
  • Willingness and capability to perform periodic job-site inspections, including climbing stairs and ladders and accessing roofs, mechanical equipment rooms, and electrical rooms.
  • Intermediate to advanced proficiency with Microsoft Office Suite.
  • Ability to make effective presentations to leadership, staff, and public audiences.
  • Ability to manage the request-for-proposal and competitive-bid process and participate in design-team selection.
  • Ability to manage design development so consultant teams and internal partners deliver designs responsive to the program and established schedule and budget targets.
  • Ability to apply analytical skills to bid leveling.
  • Experience with various contracting models for design and construction.
  • Ability to represent the institution with architects, vendors, consultants, and regulatory agencies.
  • Ability to oversee consultants and contractors.
  • Advanced analytical and quantitative skills.
  • Ability to respond swiftly and effectively to sensitive project-related issues.
  • Ability to motivate and negotiate effectively with end-users and internal departments.

Responsibilities
  • Oversee assigned projects from planning and design through construction, inspections, move-in, and closeout.
  • Act as the primary point of authority and accountability for assigned projects.
  • Build, lead, and manage project teams and create project plans covering project definition, scope, and budgets.
  • Solicit and synthesize input from end-users, departmental leadership, facilities staff, consultants, and other stakeholders.
  • Lead project-team meetings with in-house personnel to schedule work and coordinate shutdowns, tie-ins, and contractor access.
  • Participate in cost-control activities by seeking the most effective method of delivering services.
  • Review documents for compliance with institutional standards and existing site conditions, and assist in creating standards.
  • Ensure projects comply with applicable guidelines, codes, and standards, including FGI, NFPA, New Jersey and local building codes, and ADA.
  • Ensure accessibility to construction sites by coordinating schedules with university functions.
  • Communicate construction impacts and work collaboratively with leadership and staff to mitigate impacts on ongoing operations.
  • Perform daily construction-site safety inspections, record deficiencies, ensure their prompt correction, and ensure dust-control procedures are followed.
  • Maintain interfaces with clients and internal business units to ensure compliance with project performance goals, cost and schedule targets, and quality standards.
  • Supervise the work of Assistant Project Managers and student employees when assigned.
Desired Qualifications
  • Advanced degree in Business, Planning & Design, Construction Management, Engineering, or Architecture.
  • Experience working on at least two sides of the business, such as consultant, construction manager, owner, owner's representative, architect, engineer, or contractor.
  • Strong communication and relationship-building skills.
  • High ethical and moral standards.
  • Excellent judgment and strong reasoning ability.
