Requirements
  • Five or more years of related business experience in asset management, sourcing, negotiating, and executing industrial or office leases and contracts is recommended.
  • Professional understanding of building valuation methods, including income, market, and discounted cash flow methods.
  • Persuasive presentation and negotiation skills.
  • Excellent written and verbal communication skills.
  • Strong organizational skills, including time management and prioritization.
  • Strong computer skills, including proficiency with Excel and Salesforce.
  • Ability to read and understand commercial lease documents.
  • A valid driver's license and the ability to operate a motor vehicle are required, along with the ability to travel to other company locations and properties.
  • A current Texas real estate sales license is required, or the ability to obtain one within six months of commencing employment.
Responsibilities
  • Drive and execute leasing transactions and renewals while maintaining positive relationships within the Dallas market.
  • Drive net operating income and asset value growth through marketing, negotiations, and leasing transactions.
  • Work with property management, construction, and maintenance teams to keep buildings best in class and provide high-quality customer service.
  • Contribute to and remain accountable for Dallas market portfolio results.
  • Create, maintain, grow, and foster relationships with existing and prospective customers and develop an in-depth understanding of their businesses, strategies, and space needs.
  • Support market leadership in expanding the company's portfolio through strategic and operational activities, including deploying capital, underwriting business acquisitions, and developing pro formas.
  • Manage leasing activity to maximize the value of the assigned portfolio.
  • Act as the market expert in the assigned submarket regarding market conditions, rents, available products, and economic trends.
  • Own and execute the budget process for market lease assumptions and collaborate with property managers to monitor property financial performance relative to budget.
  • Provide reporting, market information, and other relevant information to internal practice groups, including Acquisition, Development, Disposition, Capital Partners, and Valuations.
  • Partner with the Customer Experience Team to identify additional revenue opportunities using value-added products and services to address customer needs.
Desired Qualifications
  • A master's degree and related experience and/or training, or an equivalent combination of education and experience.
  • Willingness and capability to leverage emerging technology, automation, and artificial intelligence tools to improve efficiency, quality, and speed, while exercising sound judgment, creative thinking, and accountability for outcomes.

Prologis launches $1.1B pan-European logistics venture with La Caisse
