Requirements
  • High school diploma or General Education Development credential and one year of related experience and/or training, or an equivalent combination of education and experience.
  • Valid driver’s license and insurance are required.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence and speak effectively before groups of customers or employees.
  • Ability to perform arithmetic using whole numbers, common fractions, and decimals; compute rates, ratios, and percentages; and interpret bar graphs.
  • Ability to solve practical problems and interpret written, oral, diagrammatic, or schedule-based instructions.
  • Ability to meet the stated physical demands, including regular use of hands, frequent sitting, occasional standing, walking, reaching, stooping, kneeling, crouching, or crawling, and frequent lifting or moving of up to 10 pounds.
  • Regular and reliable attendance during scheduled hours.
Responsibilities
  • Assist the Community Manager with overseeing operations of HUD, Rural Development, or Tax Credit properties and maintain occupancy through outreach and advertising in accordance with the Affirmative Fair Housing Marketing Plan.
  • Complete and submit weekly reports and maintain accurate records.
  • Implement company policies in the management policy manual.
  • Ensure compliance with applicable federal and state business-operation regulations and post required grievance, equal-housing, justice, and labor notices.
  • Notify residents of rental assistance when assigned by the corporate office.
  • Transfer over- or under-housed residents to appropriately sized housing units.
  • Show apartments; accept and screen applications; verify and certify resident income at initial, interim, and annual recertification; determine eligibility; complete move-in documentation; and ensure utility transfers.
  • Explain rental agreements and residency policies to residents.
  • Handle resident evictions, including serving and preparing required notices.
  • Maintain waiting-list files for eligible applicants and records for removed or rejected applicants.
  • Collect rent; maintain petty cash; account for collected funds; make deposits; collect late, non-sufficient-funds, and other charges; and deliver rent-increase notices.
  • File and maintain resident records and maintain supplies of forms and postage.
  • Prepare annual budget recommendations for Community Manager review.
  • Promote positive relations among tenants, employees, owners, and the local community.
  • Enforce house rules according to company policies and procedures and maintain knowledge of household occupants and apartment assignments.
  • Recommend improvements to company policies, procedures, and practices.
  • Travel as required for in-person classes and annual education conferences.
  • Perform other required duties.
