  • Ability to organize and coordinate work efficiently, set priorities, and motivate others is required.
  • The role requires standing, walking, reaching, using arms, talking, and hearing regularly; sitting, stooping, crouching, kneeling, crawling, balancing, and climbing stairs and ladders frequently; and lifting or moving up to 20 pounds regularly and 50 or more pounds occasionally.
  • Specific vision abilities include close, distance, color, and depth perception.
  • The role involves movement between departments, buildings, and floors to facilitate work.
  • The role requires availability for various shifts and occasional extended hours, nights, weekends, and holidays to ensure building coverage and perform necessary repairs.
Responsibilities
  • Maintain the integrity and efficient operation of building systems and provide services to tenants.
  • Ensure assigned assets operate proficiently and that building systems—including HVAC, water treatment, electrical, lighting, plumbing, elevators, energy management, fire alarms, structural systems, hardware, and key control—are maintained in first-class condition.
  • Maintain and refine documented preventive maintenance and service-call programs for all building systems.
  • Organize and maintain records including operations and maintenance manuals, tenant and base-building blueprints, loss-prevention activities, safety training, material safety data, and other pertinent documents.
  • Inspect machinery rooms, electrical rooms, and other work areas regularly to ensure good housekeeping and safe working conditions.
  • Communicate daily with Regional Property Managers, the Director of Engineering, and Property Managers about ongoing work and non-routine situations.
  • Operate within designated-account budgets and provide input for annual operating budgets and anticipated capital expenditures.
  • Review tenant and base-building renovation plans and specifications, and comment on design problems or conflicts with existing systems or structures.
  • Ensure contracted maintenance, repair, and construction activities conform to building policies and standards, and inform the Property Manager of defective or nonconforming conditions.
  • Suggest or plan improvements to building-system operations or energy efficiency.
  • Maintain paperwork, including purchase-order requests, provide supporting documentation for accounting reconciliation, and review and forward completed service-request and work-order forms according to procedures.
  • Develop and practice emergency operating procedures with staff for equipment changeover, electrical and water-system isolation, fire, bomb threats, evacuation, power outages, severe weather, and related events.
  • Respond to building emergencies and after-hours emergencies, including fire, flooding, severe weather, power outages, and related cleanup when contracted personnel are unavailable.
  • Maintain building standards established in the annual property-management audit.
  • Manage engineering staff by assigning work, providing supervision and direction, conducting employee reviews, and facilitating training; ensure staff are qualified, competent, knowledgeable of policies and procedures, and present a positive attitude and appearance.
  • Develop staff work schedules and document timesheets, control overtime, and obtain Property Manager approval for non-emergency overtime.
  • Conduct monthly staff meetings with regional and property teams, discussing safety, the prior month's service history including tenant service tickets, and other operational or procedural subjects.
  • Provide exemplary, timely customer service to internal and external customers.
  • Assist in instituting and administering policies and procedures established by Engineering Management.
  • Oversee and support MEP, sustainability, indoor air quality, and general operations for existing assets, as well as design, construction, commissioning, and engineering-workforce activities for new developments and acquisitions.
  • Manage Angus Anywhere preventive-maintenance, loss-control, and service-call programs.
  • Represent Property Management at tenant and base-building construction meetings as needed.
  • Assist with technical training and skills development for more junior personnel.
  • Pursue employee-development objectives recommended by the Director of Engineering and/or Regional Property Managers.
  • Assist in administering the properties' impairment and loss-prevention program.
  • Perform other duties as assigned.

BXP Announces Closing of $465 Million Financing for The Hub on Causeway

BXP, Inc. (NYSE: BXP , the largest publicly traded developer, owner, and manager of premier workplaces in the United States, together with its joint venture partner, Delaware North, announced the closing of a $465.0 million, 5.5-year, non-recourse mortgage loan secured by the podium and office tower at The Hub on Causeway in Boston, Massachusetts. "We are pleased to complete this financing, which not only enhances the strength and flexibility of our balance sheet, but also demonstrates our access to attractively priced capital in the secured mortgage market," said Mike LaBelle, Executive Vice President and Chief Financial Officer, BXP. The loan is scheduled to mature on April 9, 2031, and bears interest at a fixed rate of approximately 5.733% per annum. Proceeds from the loan were used to repay two existing loans on The Hub on Causeway having an aggregate outstanding principal balance of approximately $490 million. This transaction represents BXP's first "Green Bond" mortgage financing, underscoring the quality of The Hub as a premier, sustainable workplace and highlighting BXP's ongoing commitment to environmentally responsible development. The Hub on Causeway is a transformative transit-oriented ecosystem featuring an office tower that is home to creative and technology leaders, retail and entertainment spaces, a boutique hotel, a luxury residential tower, and a direct entrance to TD Garden and North Station.
