Requirements
  • A high school diploma or GED is required.
  • At least one year of experience as a Maintenance Technician in a residential apartment setting or equivalent experience is required.
  • Knowledge and on-the-job experience are required in plumbing, electrical, heating, ventilation and air conditioning, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations.
  • A Certified Pool Operators License, Special Boiler’s License, and Type II Refrigerant Certification are required within six months of hire.
  • Reliable transportation, a valid state driver’s license, and proof of insurance are required because travel between sites is required.
  • Fluent English and oral and written communication skills are required.
  • The ability to use tact, diplomacy, and a clear, courteous manner when dealing with coworkers and the public is required.
  • Decision-making, problem-solving, and time-management skills are required.
  • The ability to handle multiple projects or tasks simultaneously with self-direction is required.
  • The ability to work collaboratively in a team environment is required.
  • The ability to respond to emergency calls in a timely manner, preferably within 30 minutes, is required.
  • The employee must be able to work in a physically demanding environment involving frequent kneeling, lifting, pushing, pulling, and movement throughout the day.
  • The employee must regularly lift more than 20 pounds and frequently lift up to 80 pounds with assistance.
  • The employee must be able to work around heights, ladders, uneven walking surfaces, stairs, confined spaces, dust, gas fumes from power equipment, noise, external weather conditions, drafts, and interior temperature changes.
  • The employee must be able to handle supplies and tools with sharp edges and navigate the property or building, including stairs, hallways, and common areas.
  • Required personal protective equipment includes safety gloves, safety eyewear, ear plugs, Yaktrax, and a lockout/tagout kit.
  • The employee must provide the required hand tools, power tools, and measuring devices listed in the posting, including a cordless drill, tape measure, GFI receptacle tester, handheld infrared or laser thermometer, and basic multimeter.
Responsibilities
  • Complete all maintenance work-order requests.
  • Monitor and maintain building systems, including HVAC, plumbing, and boilers, and perform assigned repairs.
  • Assist the Property Manager with unit-to-unit inspections.
  • Perform site-level preventive maintenance assigned by the Zone Building Engineer or Property Manager.
  • Communicate with the Zone Building Engineer and Maintenance Technician I about major site repairs, remodels, and capital projects, and work directly with them when needed.
  • Collaborate with vendor teams on identified maintenance projects.
  • Maintain an adequate inventory of hand tools, parts, and supplies and maintain a complete workshop area with the Property Manager and peer group.
  • Alert the Property Manager to unusual circumstances or high-priority issues requiring immediate attention.
  • Perform groundskeeping tasks as needed.
  • Remove snow from site walkways and driveways during winter months.
  • Maintain a positive and professional manner with residents, vendors, and the public.
  • Attend relevant training courses and keep required certifications current.
  • Comply with safety program requirements and promote workplace safety.
  • Provide rotating standby support and respond to emergency calls in a timely manner.
  • Attend required trainings and meetings.
  • Perform other duties assigned by the Property Manager.
Desired Qualifications
  • An AA degree or certification in mechanical, HVAC, electrical, or industrial maintenance is preferred.
