Requirements
  • A minimum of 15 years of full-time paid professional experience in construction and/or project management of commercial, public, or educational facilities, including at least 5 years with full responsibility for coordinating complex projects with construction values exceeding $20 million; alternatively, 20 years of full-time paid professional experience in construction and/or project and construction management of commercial and/or public or educational facility construction, including 15 years with full responsibility for coordinating complex projects valued above $20 million.
  • A bachelor's degree in Architecture, Engineering, or Construction Management; alternatively, a bachelor's degree with completion of the Certified Construction Manager credential within one year of employment, a valid Certified Construction Manager credential in lieu of the education requirement, or the specified undergraduate and experience pathway with completion of the credential within one year.
  • A valid Certified Construction Manager credential may be used to satisfy the education requirement.
  • A valid Certificate of Registration as an Architect by the California Architectural Board or Professional Engineer registration by the State Board for Professional Engineers and Land Surveyors is listed among the preferred licenses and certificates.
  • A valid Construction Manager credential issued by the Construction Manager Certification Institute is listed among the preferred licenses and certificates.
Responsibilities
  • Manage, oversee, and coordinate all facets of the pre-construction, bid and award, construction, and close-out phases of assigned projects.
  • Review pre-construction documents and submit comments to the Designer as necessary.
  • Plan, organize, and prepare reports for upper management regarding project status and progress.
  • Coordinate with pertinent public agencies during pre-construction and construction to comply with off-site work requirements, and coordinate with District and project staff.
  • Manage project budgets and schedules to meet the District's qualitative standards; monitor project budgets monthly and ensure they accurately reflect project status and progress.
  • Manage contractors' daily activities, review construction schedules and submittals, and coordinate responses to contractor inquiries through Requests for Clarifications and related documents.
  • Review contractor substitution submittals to ensure compliance with specifications and District requirements.
  • Receive, review, and negotiate contractor change order proposals to achieve fair and reasonable pricing in accordance with the General Conditions, and review and address schedule impacts in accordance with project specifications.
  • Review and monitor payments for contractors, architects, engineers, and other pertinent parties.
  • Administer Professional Service Agreement provisions between architects and the District.
  • Coordinate District delivery of related fixtures, furniture, and equipment.
  • Monitor and manage project close-out, including project certification with the Division of the State Architect and project financial close-out.
  • Perform other related duties as assigned.
Desired Qualifications
  • Educational requirements are preferred.
  • Certified Construction Manager certification is preferred.
  • Design-build experience.
  • Experience utilizing Building Information Modeling.
  • Experience with Leadership in Energy and Environmental Design-certified projects and/or Collaborative for High Performing Schools projects.
  • Experience with Division of the State Architect construction and design processes.
  • Knowledge of safety and Occupational Safety and Health Administration regulations, with OSHA 30 minimum.
