Requirements
  • Three years of professional experience involving the installation, inspection, repair, maintenance, and operation of heating, air conditioning, and refrigeration systems.
  • A valid New Jersey driver’s license is required.
  • A valid Air Conditioning and Refrigeration Technician Certification of the appropriate level, commensurate with the type of equipment serviced, issued under the authority of the Federal Environmental Protection Agency is required.
  • Ability to read, speak, and understand English sufficiently to perform the duties of this position.
  • Ability to understand and follow safety procedures.
  • Availability to work all shifts, including weekends and holidays.
  • Candidates must successfully complete the New Jersey Civil Service examination process and a four-month working test period to attain permanent status in title.
  • The position is designated as essential, requiring employees at the 24/7 facilities to be present during inclement weather situations.
Responsibilities
  • Maintain, repair, and replace air conditioning equipment, including centrifugal, reciprocating, absorption, and direct expansion systems; related electrical motors, steam turbines, and controls; and equipment gauges and controls.
  • Handle refrigerant and charge refrigeration systems.
  • Maintain, repair, and replace hot water, condenser, and chilled water systems, including pumps, control valves, heat exchangers, cooling towers, and related controls.
  • Maintain, repair, and replace heating, cooling, humidification, and filtering equipment and systems, including fans, heat pumps, fan coil units, rooftop packaged air conditioning units, solar panels, electronic and pneumatic modulating thermostats, and pressure and volume controls.
  • Maintain and repair blowers, blower motors, fans, fan motors, belt drives, bearings, dampers, damper motors, compressors, and thermostatic expansion valves; calibrate pneumatic and electrical thermostats.
  • Respond to HVAC service requests by testing equipment to determine malfunctions or causes of breakdown, replacing faulty parts and components, retesting repaired equipment, and making required adjustments and corrections.
  • Maintain, repair, and replace fume hood components.
  • Install and assist in repairing sheet metal ducts and registers, insulation, cover piping, sheet metal ducts and fittings, and other related compositions.
  • Maintain, repair, and replace residential boilers and their combustion and control systems; perform daily boiler-room rounds, record temperature and utility meter readings, inspect mechanical systems, and promptly correct deficiencies.
  • Maintain, repair, and replace heating and cooling equipment, including air compressors, air dryers, and associated controls.
  • Fabricate tubing or piping for pneumatic control systems.
  • Operate energy management and building automation systems controlling heating and cooling systems.
  • Respond to HVAC complaints and troubleshoot systems by reading and interpreting control logic diagrams, wiring schematics, and written instructions.
  • Maintain, repair, install, and operate Direct Digital Control systems related to HVAC equipment.
  • Install, alter, maintain, and repair pneumatic control systems and their components.
  • Calibrate environmental temperature, pressure, and humidity controls and perform checks, adjustments, and recalibration as part of preventive maintenance.
  • Repair and maintain machinery and mechanical equipment using diagrams, sketches, operating manuals, manufacturers’ specifications, and supervisor instructions, while ensuring work complies with applicable laws and codes.
  • Assist in establishing preventive maintenance schedules and data cards; prepare equipment inventories and attach labels recording relevant data.
  • Obtain, store, record, safeguard, and properly use equipment, materials, and supplies.
  • Maintain records of time spent, materials used, and work completed.
  • Use work orders and complete all pertinent information.
  • Follow safety procedures, including wearing a uniform and appropriate personal protective equipment.
  • Use electronic and manual recording systems and computerized management information systems used by Facilities Maintenance and Engineering.
  • Attend safety, procedural, technical, and refresher training sessions.
  • Perform other assigned duties.
