Requirements
  • An associate degree or equivalent experience, plus 3–5 years of related experience or a proven track record in a similar function.
  • Experience in a supervisory role or capacity.
  • Strong computer skills, including Microsoft Office, Outlook, and property management software.
  • Successful completion of a background check and drug screen.
  • A valid driver's license and clean driving record.
  • Basic mathematics proficiency.
  • Knowledge of affordable housing programs such as Low-Income Housing Tax Credit and Section 8.
  • Ability to manage property operations, including financial, leasing, compliance, resident retention, and maintenance goals.
  • Ability to interview, hire, onboard, train, develop, counsel, and conduct performance management for team members.
Responsibilities
  • Oversee all day-to-day property operations and staff performance.
  • Prepare and monitor the annual property budget and adjust operations to meet financial targets.
  • Maintain property transaction records and manage rent, fees, delinquencies, deposits, payables, petty cash, and housing assistance payments.
  • Manage vendor and contractor communications, scheduling, billing, relations, and insurance certificates.
  • Maximize occupancy and rent collection through leasing and marketing strategies.
  • Conduct marketing outreach with neighborhood groups, local employers, community organizations, and other prospecting sources.
  • Conduct marketing surveys and review traffic reports and trends.
  • Ensure leases, renewals, interim recertifications, annual recertifications, resident files, and other regulatory documentation are accurate and timely.
  • Process work orders, certifications, deposits, and resident documentation in property management software.
  • Organize and lead the community emergency team and instruct staff and residents on emergency response procedures.
  • Maintain positive relationships with residents, communities, and associated agencies and address resident concerns.
  • Implement resident retention initiatives and distribute property communications and notices.
  • Enforce property rules and regulations.
  • Recruit, interview, hire, onboard, train, develop, counsel, and evaluate team members.
  • Ensure appropriate staffing and oversee maintenance on-call duties with the Maintenance Supervisor.
  • Coordinate maintenance schedules, projects, inspections, reports, repairs, and contractor performance.
  • Inspect grounds, common areas, vacancies, and amenities and ensure deficiencies are corrected and documented.
  • Document capital improvement needs and solicit competitive bids.
  • Ensure unsafe conditions are corrected immediately and direct staff to follow safety procedures.
Desired Qualifications
  • Experience with site-based affordable housing programs.
  • Certified Occupancy Specialist or Certified Professional Occupancy certification.
  • A bachelor's degree in business management or property management.
  • Multilingual skills.
  • Previous experience in a similar function, such as occupancy, leasing, or an assistant property manager role.
