SUMMARY 

Mortenson is currently seeking an experienced Director of Business Development with the ability to interact with a variety of staff at all levels in an ever-changing environment, remaining flexible, resourceful, proactive, and efficient with a high level of professionalism and confidentiality. Excellent written and verbal communications skills are vital, with attention to detail equally important. The Director of Business Development will partner with our Charlotte, NC market leaders in developing and supporting positioning strategies with existing and potential customers to win project work, as well as leading teams.

RESPONSIBILITIES

Lead the positioning activities of the business development team
Manage strategic business planning
Develop strategic positioning plan for company and project pursuits
Manage creation and production of internal and external communications, marketing/branding/advertising materials and presentations
Coordinate prequalification efforts with targeted customers and partners
Initiate customer feedback on proposals and presentations
Manage interface between business development, pre-construction, and marketing
Provide insight into market sector leaders
Participate in the Business Development Advancement Team and share corporate direction and development tactics with the development team
Establish and nurture strategic business partnerships and customer relationships
Develop and maintain relationships with potential partners including, but not limited to community leaders, utilities, equipment manufacturers, engineering firms
Identify new market sectors and potential future customers
Become familiar with customer’s project estimates to facilitate discussion with customer
Manage the development team
Provide work direction, training, and performance reviews to team members
Set and manage department budget
Use the appropriate level of forethought and planning in decision making to assure project success

QUALIFICATIONS

Bachelor's degree in Business, Construction Management, or Engineering, or a related field
Minimum of 10 years prior industry-related business development experience
Must be local to North Carolina
Strong management skills
Proven customer relationship building skills, with developed local/regional business knowledge
Proven knowledge and execution of successful marketing strategies
Detail orientation sufficient to organize and manage multiple project tasks
Possess basic understanding of construction law and generally accepted business practices
Microsoft Office, project and pertinent web application skills at an intermediate level
Proven positive and professional attitude, and strong customer service skills
Ability to interpret and communicate Mortenson policies
Current driver’s license
Travel of up to 30% of time may be necessary to fulfill the objectives of the position

The base pay range for this role is $200,900 MIN - $301,400 MAX. (Actual range is higher for the following office locations: Denver, CO and Chicago, IL – 5%, Seattle, WA, and Portland, OR – 10%, Washington, D.C. – 12.5%).

Base pay is positioned within the range based on several factors including an individual’s knowledge, skills, and experience, with consideration given to internal equity. This position is eligible for Mortenson’s incentive plan.

'Not just gameday facilities anymore': A glimpse into modern stadium design. Continued focus on premium offerings has led to an elevated square-foot-to-seat ratio, as teams mull renovating or rebuilding to meet fan and team demand. Published Sept. 24, 2026 Football season is in full swing. So is the planning, construction and renovation of several major stadiums that will fill up on Sunday afternoons. The newest to open its doors is the $2.1 billion Highmark Stadium in Orchard Park, New York, where the Buffalo Bills took to the field for the first time on Sept. 17, defeating the visiting Detroit Lions 41-31. A joint venture of Gilbane Building Co. and Turner Construction built the project. It's worth noting that the new Buffalo stadium counts about 60,000 seats, 10,000 fewer than its predecessor. That also makes it a smaller venue in terms of capacity in the NFL. Experts in the sector say this is part of a trend, as end users pivot away from large crowds to premium offerings. "I think the biggest change is the formula. Like the DNA of what makes a great stadium, arena or ballpark is changing," said Logan Gerken, vice president for Minneapolis-based Mortenson, which has built numerous sports venues, including the Las Vegas Raiders $1.9 billion Allegiant Stadium with project partner McCarthy Building Cos. "It used to be about total capacity. Now the conversation is really about premium percentage." Stadium builders and designers said those premium offerings, upgraded amenities and requirements for teams and players continue to evolve how pro teams build or renovate their fields. Premium, premium, premium. Gerken, who grew up in Memphis but has come to support Minnesota sports teams, said the square feet per seat has risen as the premium offerings change. Those include boxes, suites, lounges and exclusive club areas or restaurants. Venues built in the late 1990s or early 2000s averaged between three and five enhanced experiences, Gerken said. New builds seek to include nine to 12. There are many contributing factors to that, including the manner in which fans consume sports, said Craig Schmitt, co-director of Atlanta-based architect EwingCole's sports practice. Availability of events on high definition TVs and streaming apps has made watching the game remotely a richer experience. As a result, Schmitt said, owners have to figure out how to incorporate more gameday fun into the physical experience of attending games, especially for sports like baseball and football, which have considerable deadball time. "I think what's occurred is people don't want to sit in their seat necessarily for nine innings of a baseball game or necessarily even four quarters for a football game," said Schmitt. Baseball, for example, has only about 15 minutes of action, he noted. "Which begs the question over the course of a three-hour game, what is everybody doing for the other two hours and 45 minutes?" said Schmitt, a fan of the Pittsburgh Steelers and Philadelphia Phillies. That means builders of today's stadiums need to consider far more than just what happens on the field, said Lee DeLong, CEO of the capital group for Bethesda, Maryland-based Clark Construction. "Cold chicken tenders made in an offsite kitchen and brought there are not going to deliver the experience that our clients are looking for," said DeLong, a Washington Commanders supporter. The results are more robust mechanical, electrical and plumbing systems for kitchens, concession areas and lounges. Renovate or rebuild? M&T Bank Stadium, home of the Baltimore Ravens, was first constructed in 1998. The facility underwent a $480 million renovation over the course of the last three offseasons, with work wrapping this summer, ahead of the NFL's regular season. Meanwhile, Nissan Stadium in Nashville, Tennessee, home to the Tennessee Titans, opened in 1999. It is getting a $2.1 billion replacement with a venue of the same name, with construction starting in 2024 and an opening date set for 2027. So, why are two different stadiums roughly the same age getting upgrades of different kinds? One a renovation and another a complete rebuild? Experts said those conversations with clients are long and complex, and it often comes down to figuring out what existing structures can handle. "Very few buildings that were built in the late '90s, early 2000s have the bones to be able to receive those kind of upgrades and still function well," Gerken said of all the MEP requirements for the addition of new clubs and lounges. One example is the race for more screens; and not just televisions covering the concourses. Scoreboards and jumbotrons have ballooned in size, another addition to MEP costs and considerations. Gerken said audio and visual considerations used to take up 3% to 5% of total construction cost. Now that share can reach as high as 12%. But the end use considerations have also evolved in terms of not just the fan experience, but the team operating within their home field.

Mortenson tapped for $450M HVDC transmission project in North Dakota and Minnesota. The line extends 465 miles between the two states. September 3, 2026 Minnesota Power has broken ground on a $450-millon North Dakota high-voltage direct-current modernization project with Mortenson as general contractor. The new facility is planned to replace 50-year-old transmission infrastructure including new converter stations and substations in North Dakota and Minnesota, and is linked to potentially massive new demand - a $2 billion Google data center proposed in Hermantown, Minn. in the northeast part of the state. The converter station at Center, N.D., along with one at the other end of the 465-mile-long line in Hermantown, near Duluth, is planned to convert alternating current generated locally into direct current for long-distance transmission and can also convert direct current back into alternating current when needed. The project is part of a $900-million investment already underway in Minnesota with Mortenson as general contractor on that portion to make transmission grid improvements. The line delivers renewable wind energy from Minnesota Power's Bison Wind Energy Center in North Dakota. "One of the most important benefits of this modernization is flexibility," Josh Skelton, Minnesota Power CEO, said in a press release. "When extreme weather hits, when system conditions change quickly, or when energy is needed in a different place than expected, the ability to move power both ways on this line becomes a real advantage." Siemens Energy is supplying HVDC technology for the project. The line began operating in 1977 and is one of only five overhead HVDC lines in the U.S. Minnesota Power started more than ten years ago to identify the need to replace equipment dating to the 1970s, it says. In 2025, the North Dakota Public Service Commission approved permits for the transmission project. In March, Minnesota Power signed an agreement with Google to supply power to the proposed Hermantown data center, which would entail 700 MW of new clean energy resources including 300 MW of wind energy and 400 MW of battery storage. The Hermantown data center is still under consideration and has faced opposition from residents opposed to its proposed $80 million property tax break and who have concerns about water, noise and power use. Kimley Horn Associates is engineer and landscape architect for the proposed data center. Whether the data center is built or not, Minnesota Power says HVDC technology is especially effective over long distances, losing 15% to 30% less energy than a comparable alternating current line. A sustainably designed new technology center is coming soon to a once-polluted former truck depot site in Roseville, a property that has long been targeted for redevelopment. Hyde Development and Mortenson Construction held a ceremonial groundbreaking this week for the 155,000-square-foot Class A Twin Lakes Technology Center, which is under construction on the brownfield site at 1945 Twin Lakes Parkway. When it opens in February, the center will be ideal for "innovation-focused users" such as medical device and advancing manufacturing companies, along with "traditional office and warehouse tenants," the development team said in a press release. Paul Hyde, co-founder of Hyde Development, said in an interview Thursday that the site required about $7.5 million in cleanup costs. The steep cost of soil remediation was a barrier to previous redevelopment efforts. The project team worked with the city of Roseville, the Minnesota Department of Employment and Economic Development, the Metropolitan Council and Ramsey County to help pay for the cleanup, Hyde said. Diesel fuel and solvents stemming from the previous operations had seeped into the soil and groundwater, Hyde noted. Old fill and high levels of perched groundwater added to the complexity. "That's why it sat there for 20 years before we got to it," said Hyde, a brownfield redevelopment specialist whose previous work with Mortenson includes the Northern Stacks project in Fridley. No end users have been identified for the Roseville project, but Hyde said the development team has talked to "seven to 10" prospective tenants ranging from technology to advanced manufacturing companies. "This site had strong fundamentals, including location, access and market demand, but it also had real barriers that kept redevelopment from previously moving forward," Hyde said in the press release. "By combining our brownfield redevelopment experience with Mortenson's development and construction expertise, we were able to create a path for a property that has long been underused to become a productive part of Roseville's industrial market." In the press release, Mortenson said the project team is replacing "traditional tilt-up construction with a systemized and innovative construction model designed to support faster delivery, better building performance, and long-term energy efficiency." The project is also "designed for sustainability, utilizing an insulated metal panel enclosure that helps reduce energy demand and support lower operating costs, large-scale infrastructure enhancements including rooftop solar and EV charging, and all-electric building systems to support lower emissions," the team said. "Twin Lakes is a strong example of what can happen when development, investment, and construction come together in an integrated delivery to tackle the challenges of a polluted site," said David Mortenson, chairman of Mortenson. "By aligning around the site's remediation needs, the project economics and a unique first-of-its-kind industrialized design and construction delivery, Hyde and Mortenson were able to deliver significant value for Roseville and the broader Twin Cities industrial market." Dan Roe, mayor of Roseville, said the project "began as a vision about 30 years ago. Redevelopment of Twin Lakes has challenged the city of Roseville and the neighbors of the site to guide development in a way that respects impacts on neighbors while allowing marketplace flexibility to maximize the potential to redevelop the site."

The Spurs are planning to build a 17,000-18,000 seat arena in Downton San Antonio, Texas, which will be ready in time for the 2030-31 NBA season.
