  • Experience scoping work and writing statements of work.
  • Ability to scope accounts through cold conversations, build trust quickly, and obtain clear information about client data and operations.

  • Knowledge of project management fundamentals, including scope, dependencies, critical path, risk tracking, change control, and status reporting.
  • Ability to keep project management tools consistently current.

  • Strong writing skills for statements of work, change orders, and status updates.
  • Clear, calm verbal communication, particularly when communicating difficult news.
  • Comfort with Excel and Google Sheets, including lookups, conditional logic, and cleaning legacy exports to build migration files.
  • Financial literacy sufficient to review a migration and identify discrepancies.
Responsibilities
  • Manage a portfolio of client implementations end to end, from kickoff through go-live and the following weeks.
  • Create project plans with realistic timelines for discovery, data migration, configuration, training, and financial cut-over.

  • Obtain required data, decisions, and client participation, escalating client-side delays that put timelines at risk.
  • Communicate timeline problems, scope creep, and readiness gaps early.
  • Work with accounting and data specialists on migration, validation, and financial cut-over, dividing the work according to project complexity and team capacity.
  • Build migration files when appropriate by mapping fields, cleaning legacy exports, and preparing data for loading.
  • Review migration work to ensure quality regardless of who performed it.
  • Apply lessons learned to improve the implementation process and avoid repeatedly solving the same problems.
Desired Qualifications
  • PMP, CAPM, PRINCE2, or a similar certification.
  • Property management industry or software experience.
  • Professional services or billable delivery experience where scope quality affected margins.
  • Accounting, financial operations, or data migration experience.

Rentvine's rent collection stack: ACH, auto late fees, payment portals & owner disbursements explained.

Rentvine's rent collection stack: ACH, auto late fees, payment portals & owner disbursements explained. Short on time? Get the quick version. Rent collection isn't one feature. It's a chain: a tenant pays, a late fee posts if they don't, the funds move, and an owner sees the money land in their account. Most software treats each link in that chain as a separate module, bolted together well enough to function but not built to move as one system. Rentvine built the whole chain as a single workflow, so a payment made in the tenant portal on Monday can be sitting in an owner's bank account by Tuesday, with no manual step in between. How does ACH payment collection work in Rentvine? Tenants pay through the portal using eCheck, ACH, or a credit or debit card, and incoming ACH payments carry no fee for the tenant or the property manager. That's a deliberate stance, not a limited-time offer: a lot of platforms in this category charge tenants a convenience fee on ACH to subsidize the cost of card processing, which quietly pushes tenants toward whichever payment method is cheapest for the software vendor rather than cheapest for the renter. Rentvine keeps ACH free on both ends and lets tenants save a payment method, enroll in autopay, or pay early, with prepayments handled automatically through a dedicated prepaid rent general ledger code rather than sitting in a suspense account until someone reconciles it manually. How are late fees automated instead of manually posted? Late fee logic in Rentvine lives in a late fee profile, set up once in global settings and applied to any lease or portfolio without redefining it every time. A profile can charge an initial fee as a flat amount or a percentage, tied to monthly rent, total monthly charges owed, or total balance owed, and layer a daily late fee on top with its own cap. Turn on Auto Charge Late Fee and the system posts fees automatically once a tenant crosses the late threshold, no one has to remember to run it. Leave it off and the same fees show up as a reviewable list under Money In, ready to post in bulk once someone approves them. NSF handling works the same way: a returned electronic payment can automatically trigger an NSF fee and, after a set number of returns, lock that tenant's portal payments until the manager steps back in. What can a tenant actually do inside the payment portal? The tenant portal shows current balance, upcoming charges, autopay enrollment status, and security deposit standing, including whether any deposit balance is still outstanding, without a tenant needing to message the office to ask. Payments can be made in full or in any amount the tenant chooses, through a saved method or a one-time entry, and a full account history shows every charge, payment, and receipt in one place. Maintenance requests and direct messaging with the property manager live in the same portal, so a payment question and a maintenance issue don't require two different systems to resolve. What happens on the owner disbursement side? Owner disbursements are where a lot of platforms slow down, batching payouts on a fixed schedule regardless of when the underlying rent actually cleared. Rentvine pays owners in bulk, in their preferred method, in seconds, whether that's ACH, a printed check, or a NACHA file sent directly to the bank, which also skips the ACH fees some banks charge for processed transactions. Outgoing ACH runs on the same Next Day Funding timeline as incoming payments through Rentvine's partnership with Forte, so the gap between a tenant's rent clearing and an owner getting funded stays measured in a day, not a billing cycle. Every transaction, on either side of that transfer, carries a full audit log showing who made or altered it, and reconciliation is built around matching Rentvine's ledger to the bank statement line for line rather than reconstructing it after the fact. Why build the whole stack instead of integrating separate tools? Because the failure points in rent collection almost always live in the handoffs. A payment platform that doesn't talk cleanly to the accounting system creates reconciliation work. A late fee tool that isn't tied to the actual lease ledger creates disputes. An owner payout schedule that's disconnected from when rent actually clears creates the kind of "why hasn't my check arrived" calls that consume a property manager's afternoon. Rentvine's trust accounting, late fee engine, tenant and owner portals, and disbursement tools all read from the same ledger, so a late fee posted against a lease, a payment collected against that fee, and a disbursement built from that payment are the same transaction viewed from three different screens, not three systems that happen to agree most of the time. The bottom line. Rent collection software is only as good as the weakest handoff in the chain from tenant payment to owner deposit. Rentvine removes those handoffs by running ACH collection, automated late fees, tenant and owner portals, and disbursements on one ledger instead of stitching modules together after the fact. If your current platform still requires a manual step somewhere in that chain, or a phone call to explain why an owner's money is late, it's worth seeing what a single connected stack actually looks like. Schedule a demo and walk through the full collection-to-disbursement flow with a solutions consultant. Frequently asked questions. Does Rentvine charge tenants a fee to pay rent by ACH? No. Rentvine offers fee-free ACH payments for both tenants and property managers on incoming payments, unlike many platforms that charge tenants a convenience fee to subsidize card processing costs. Can late fees be charged automatically without a manager posting them manually? Yes. Turning on Auto Charge Late Fee in global settings posts late fees automatically once a tenant crosses the late threshold defined in that lease's late fee profile. Managers who prefer manual review can leave it off and post fees in bulk from a reviewable list instead. How fast do owners actually get paid after rent is collected? Outgoing ACH disbursements run on Rentvine's Next Day Funding timeline through its partnership with Forte, the same speed applied to incoming tenant payments, so funds typically move from tenant to owner within a day rather than a standard multi-day billing cycle. What payment methods can owners receive disbursements through? Owners can be paid in bulk through ACH, a printed check, or a NACHA file sent directly to the bank, which also avoids ACH processing fees some banks charge on standard transactions. What happens if a tenant's electronic payment is returned? An automatic NSF fee can be charged to the tenant when an electronic payment is returned, and after a configurable number of returns, that tenant's portal payment access can be automatically locked until the property manager reviews the situation. Can tenants see their security deposit status in the portal? Yes. The tenant portal displays the security deposit amount held and flags whether any balance is still outstanding, in addition to current lease charges, payment history, and autopay enrollment status. Tip of the week: episode 36 - Money Out approvals.

Tip of the week: episode 36 - Money Out approvals. Approve bills faster with Rentvine's new bulk approvals and master approval feature. At Rentvine, Rentvine, LLC. build what you actually need. In this week's Rentvine Academy video, Sales Engineer Alex Cordoves walks through two new updates to your Money Out tab - bulk bill approvals and a configurable master approval threshold - so your team can move faster without sacrificing oversight. Watch full video: What's new in bill management. 1. Bulk bill approvals You can now select multiple bills at once and approve or void them in bulk. Previously, approving bills meant clicking into each one individually - a slow, manual process when you have a long list pending. Now you can check all, or hand-pick specific bills, and take action in one click. 2. Auto approval threshold Inside accounting settings, you can set a dollar amount for auto approval. Any bill that falls below that threshold gets approved automatically, with no user action required. It's a simple way to reduce low-stakes approvals clogging up your queue. 3. Master approval threshold Bills above your set threshold will be flagged as requiring master approval. This creates a second layer of authorization for higher-dollar bills - so one user can create or initially approve a bill, but it still needs sign-off from a designated master approver before it gets paid. 4. Role-based approval permissions You control who has master approval through your role settings. Navigate to Users, Roles, and API, then select and edit the relevant role. Under the accounting section, you'll find two separate toggles: one for standard bill approval and one for master bill approval. The master approval toggle is typically reserved for your broker, head accountant, or CPA. Video transcript. Hey Rentvine family, welcome back to the Rentvine Academy. I'm your host, Alex Cordoves, sales engineer here at Rentvine. And today Rentvine, LLC. has a new feature that you may have seen under your Money Out tab inside of Rentvine. And I'm going to show you how to set it up and what it does. Under Money Out, you'll notice that Rentvine, LLC. now have bulk approvals. So you can approve bills in bulk. It used to be one by one. So you'd have to click the bill, approve it - very manual. It could take a lot of time if you have a lot of bills pending. But now you'll notice that Rentvine, LLC. has a checkbox where you can select all. I have 15 items selected and I can approve them or void them in bulk. I could also go one by one as well. You'll also notice that Rentvine, LLC. has this "requires master approval" label on some bills. So now Rentvine, LLC. has a threshold where you can set up a parameter where one user in your company can approve a bill, and then another user has the master approval. So they can create the bill, but it has to get sent to someone else with the ultimate layer of approval in their role settings. If Rentvine, LLC. navigate to your settings and go to accounting settings, scroll down to billing, you're going to notice the auto approval threshold and the master approval threshold - both new. Auto approval means any bill below that dollar amount will get approved automatically with no required user action. The master approval is currently set to $500 - so any bill over that amount needs master approval before it gets paid. To set who has master approval, navigate to Users, Roles, and API, then select roles. Under the accounting section of any role, you'll find the bill approval toggle and the master bill approval toggle. Bill approval on its own means you can approve bills beneath the master approval threshold. With both toggles on, you can approve any and all bills inside Rentvine. I'll see you guys next week. And always remember - Rentvine to the Moon. Ready to try it? Alex Cordoves Sales Engineer

Rentvine named #1 property management software in PropertyManagement.com's 2026 Vendor Performance Index.

Rentvine named #1 property management software in PropertyManagement.com's 2026 Vendor Performance Index. Jun 12, 2026, 08:26 ET Independent, verified data ranks Rentvine #1 in property management software, with an operator recommendation score four times its closest major competitors and the highest client satisfaction of any major platform. ESTERO, Fla., June 12, 2026 /PRNewswire-PRWeb/ - Rentvine, the fastest-growing property management software in the single-family rentals industry, has been named the #1 property management software in PropertyManagement.com's 2026 VPI Category Report, earning the top Vendor Performance Index (VPI) score of any platform evaluated and four of the report's six category awards: Category Leader, Happiest Customer, Best Value, and Easiest to Use. PropertyManagement.com built the VPI to be the industry's independent trust layer, the closest thing the sector has to a Carfax for proptech. The PMS is the most consequential, longest-lived technology decision a property manager makes, and the VPI grounds it in verified data from both sides of the relationship: which tools operators recommend, and which produce the best outcomes for owners. As Matt Speer, the report's founder, puts it: "The tools you choose matter. PM companies using higher-VPI-rated software produce measurably better client outcomes. It's in the data." For Rentvine, the data is decisive. What the Numbers Say About Rentvine Rentvine's results in PropertyManagement.com's 2026 PMS Category Report, drawn from verified operator and client surveys: * #1 VPI score in the category - the highest of any property management software evaluated. * +61.3 operator NPS - roughly four times higher than its closest major competitors, who post operator NPS scores in the low double digits (13.3 and 15.8). * 85.9 Support Quality, the highest in the category - more than double either closest competitor's perfect-5 rate. As the report puts it, "Rentvine operators describe a fundamentally different experience." * 94.6 Pricing and 81.8 Ease of Use - the highest of any platform in the category in both, earning Rentvine the Best Value and Easiest to Use awards. The strength shows up downstream, too. Among the owners and investors served by property managers on the major platforms, those running on Rentvine produced a client NPS of +85.7, the highest of any major PMS, a 27-point gap over the nearest incumbent on the single most important question a rental owner asks their PM. "This recognition comes from the people who use Rentvine every day, and that's what makes it matter," said Dave Borden, CEO of Rentvine. "We've always believed the best property management software is built by listening. When the scores come straight from customers and the owners they serve, with no sponsor in the room, that's the only kind of #1 worth having." Built Open, Built for AI The report's central thesis is that the PMS category is splitting into two architectures: open and AI-ready, or restricted and gated. Rentvine sits firmly on the open side, with a fully open RESTful API included in base pricing, bidirectional read/write access, and documented data accessibility. That openness is why Rentvine was the first property management and accounting platform in single-family rentals to adopt the Model Context Protocol (MCP), a secure connection between a property manager's preferred AI tools and their live Rentvine data. Beta customers are already using it to build their own Cowork spaces, designing custom agents and automations for the workflows unique to their business. Underneath the rankings is the reason operators trust Rentvine with their business: the best AI-enabled, trust accounting in property management with true double-entry GAAP accounting, a built-in manager's ledger, and 3-way reconciliation. "Every AI action, every MCP query, and every Pro Skills workflow runs inside the same trust accounting and permissions guardrails operators already rely on," says Dave Borden. "Rentvine is both the easiest platform to adopt and to scale on." About the VPI Methodology The 2026 PMS Category Report is built on 143 verified operator evaluations and 656 verified client surveys across 294 property management companies representing 188,551 doors. The Vendor Performance Index is a Bayesian-smoothed composite scored across six weighted dimensions: NPS (40%), Performance (20%), Ease of Use (15%), Support Quality (15%), Pricing (5%), and Credibility (5%). Surveys collected directly by PropertyManagement.com carry twice the weight of vendor-distributed surveys. About Rentvine Rentvine is the fastest-growing property management software in the single-family rentals industry. Tenant Turner launches two-way data sync with Rentvine to eliminate duplicate entry

Tenant Turner has launched a two-way automated data synchronisation with Rentvine property management software, replacing manual file-based processes with seamless, bidirectional integration. The API connection automatically syncs listing and portfolio data from Rentvine into Tenant Turner, whilst prospect, lead and applicant information flows back into Rentvine. The integration eliminates duplicate data entry and maintains accuracy across both systems without manual effort. It marks Rentvine's first connection with a leasing platform and addresses longstanding challenges with XML feeds and browser plugins that created data gaps. Tenant Turner CEO Vanessa Anderson said the integration reflects the company's commitment to being the industry's easiest-to-use leasing platform. Rentvine CEO Dave Borden noted the connection allows property managers to focus on high-value leasing activities rather than data management.
