What believers are saying

  • Funnel hit $50 million annual revenue in 2026, the fastest multifamily software path on record.
  • The company powers one in ten professionally managed U.S. apartments, proving broad adoption.
  • BH Management's 93,000-unit pilot creates a visible expansion path for resident payments and services.

What critics are saying

  • Funnel's ChatGPT payment is a pilot, not rollout, so novelty can fade by 2027.
  • Entrata, Yardi, and RealPage can bundle leasing workflows, squeezing Funnel's standalone pricing power.
  • If ChatGPT changes platform rules, Funnel's consumer-facing differentiation weakens and enterprise expansion slows.

What makes Funnel Leasing unique

  • Funnel's renter-centric CRM spans the whole portfolio, not isolated properties, unlike Yardi and RealPage.
  • On February 19, 2026, Funnel processed the first rent payment inside ChatGPT with BH Management.
  • Camden Property Trust helped shape Funnel's agentic AI, signaling enterprise trust and workflow depth.

Funnel hits $50M revenue faster than any multifamily software firm in only 6 years

Funnel, a CRM and agentic AI platform for multifamily property operators, has reached $50 million in annual revenue, becoming the fastest software company in multifamily history to hit this milestone in just six years. The Tampa-based company's platform is trusted by nine of the top 15 owners and eight of the top 20 managers in the sector. Funnel's technology features renter-centric data architecture enabling centralised workflows and agentic AI that handles repeatable tasks whilst allowing teams to focus on decisions requiring human judgment. The milestone reflects growing industry adoption of centralised operations. Camden Property Trust, a publicly traded REIT and development partner, helped shape Funnel's AI product to ensure it enhances rather than replaces human teams, with configurability and transparency across the customer journey.

First rent payment processed inside ChatGPT by Funnel and BH Management

Funnel, a CRM and AI platform for multifamily operators, has processed the first rent payment inside ChatGPT in partnership with BH Management, which manages over 93,000 units nationwide. The milestone was completed using Funnel's existing workflows and security infrastructure through its Resident Portal product, Nestio. The payment allows renters to securely connect their accounts inside ChatGPT and complete transactions without leaving the conversation. Funnel CEO Tyler Christiansen said the development meets renters where they already spend time whilst maintaining necessary security and controls for operators. BH Management CEO Joanna Zabriskie described the innovation as aligned with the company's focus on removing friction from everyday interactions. Funnel plans to expand resident functionality inside conversational AI environments beyond rent payments.

100 raises $5M for renter screening

Proptech startup 100 has raised $5.2M in pre-seed funding to launch the Verified Renter Network, a TSA PreCheck-style system for screening apartment renters. Partnering with biometric security firm Clear, the initiative aims to reduce fraud and security risks for property owners. Prospective renters undergo background checks, including credit and rental history. The funding is reportedly the largest ever for a U.S. proptech firm at this stage.
